The Opportunity
We're seeking an Assistant Project Manager with 2–3 years' post-graduate experience—ideally with strong estimation and contracts administration exposure—to support end-to-end delivery from design finalisation through to construction and close-out of Class 2/3 residential flat buildings and Co-living projects. You'll work closely with the Project Manager and site teams to keep time, cost, quality and safety on track.
Key Responsibilities
- Assist in program, budget and procurement planning across design and construction phases.
- Lead take-offs, trade package scoping, RFQs and tender evaluations; prepare recommendation reports.
- Perform contracts administration: draft/let subcontracts, manage variations, progress claims, EOTs and RFI registers.
- Coordinate consultants and authorities throughCC → construction → OC workflows in NSW (certifier interactions, compliance evidence, close-out packs).
- Liaise with consultants, regulatory bodies and subcontractors to resolve design, compliance and delivery issues promptly.
- Maintain document control and quality records; support defect management and practical completion.
- Contribute to risk, WHS and environmental controls; support site coordination meetings and look-ahead planning.
- On-site support/experience: attend site regularly to verify progress, quality and safety; assist with look-aheads, ITPs and hold points.
- Compile reporting: cost trackers, cashflow, procurement logs, and dashboard updates for management.
You Bring
- Bachelor's degree in Construction Management, Engineering, Architecture or related.
- 2–3 years' post-grad experience with a main contractor or developer, including estimation and contracts admin (essential)
- Working knowledge of NSW CC/OC processes and certifier requirements for Class 2/3 buildings.
- Proven on-site exposure (walk-throughs, subcontractor coordination, QA/WHS participation).
- Strong commercial acumen, attention to detail, and clear written/verbal communication.
- Full working rights in Australia (mandatory).
- A "get-it-done" attitude - proactive, hands-on and solution-focused; willing to roll up your sleeves, follow through, and do what's required (safely, ethically and within compliance) to achieve outcomes.
Highly Regarded
- CAD literacy for mark-ups/coordination.
- Bluebeam for take-offs/mark-ups.
- Excel power-user (lookups, PivotTables, cost tracking).
- BuildPass (or similar) workforce/induction platform experience.
- Familiarity with NCC/BCA, defecting systems and QA frameworks.
