
Contract Administrator and Project Manager

The Role:
We are seeking an experienced Contract Administrator & Project Manager to oversee the contractual and project management aspects of our residential developments across Melbourne and Darwin. This is a role that combines contract administration expertise with hands-on project management responsibilities, ensuring our developments are delivered on time, within budget, and to the highest quality standards. The successful candidate will manage multiple projects simultaneously, from initial contract negotiation through to project completion and handover.
Key Responsibilities:
Contract Administration:
Prepare, review, and administer construction contracts, consultant agreements, and vendor contracts
Ensure compliance with all contractual terms, conditions, and statutory requirements
Manage contract variations, extensions of time, and claims assessment
Coordinate with legal counsel on complex contractual matters
Maintain comprehensive contract documentation and correspondence records
Process and approve progress payments, variations, and final accounts
Conduct contract risk assessments and implement mitigation strategies
Project Management:
Oversee residential development projects from conception to completion
Coordinate with architects, engineers, contractors, and other stakeholders
Develop and maintain detailed project schedules, budgets, and resource allocation plans
Monitor project progress against milestones and implement corrective actions as required
Conduct regular site inspections and quality assurance reviews
Manage project communications with internal teams, external contractors, and clients
Ensure compliance with building codes, planning permits, and safety regulations
Coordinate handover processes and defects rectification
Stakeholder Management:
Liaise with local councils, regulatory bodies, and approval authorities
Manage relationships with contractors, suppliers, and consultants
Provide regular project updates to senior management and clients
Coordinate with sales and marketing teams for project launches
Handle resident and community liaison matters
Desirable Requirements:
Knowledge of residential development projects (townhouses, apartments, luxury homes)
Knowledge of Melbourne and/or Darwin property markets and regulatory environments
Experience working across multiple locations or jurisdictions
Familiarity with sustainable building practices and green star ratings
Previous experience in client-facing roles within property development
Education: Bachelor's degree
Experience: Minimum 3 years' experience in contract administration and project management roles
Understanding of Australian construction contracts (particularly Masterbuilders, HIA, AS2124, AS4000, and similar)
Proficiency in project management software
Knowledge of building codes, planning regulations, and construction standards
Experience with cost management and budget control
Competency in Microsoft Office Suite and document management systems
