What impact will you have in this position?
The Project Manager - Property Development, Acquisitions & Capital Works is an important member of Evolve Housing's Strategic Partnerships, Programs & Asset Management team responsible for property development, capital works and acquisition of new housing to achieve the organisations strategic vision to significantly grow the portfolio and delivery of more affordable homes for people in need.
The role is responsible for delivering the planning, design, construction and handover of major projects/programs to a high quality standard, on time and within budget. In this role you will utilise your extensive construction, project management, contract management and leadership experience to deliver projects to agreed quality standards, timeframes and budgets. This will involve managing every detail of the construction and/or acquisition of the project including documentation, coordination, procurement, contract administration, programme, and cost management.

What will your day look like?
- Ensure the delivery of projects are under taken in an effective manner that is community focused and responsive;
- Lead end to end delivery of projects, from feasibility, through planning pathways to construction, ensuring the alignment with community needs, regulatory standards and organisational goals;
- Collaborating and negotiating with developers, agents, landowners and partners regarding potential acquisition opportunities.
- Assisting with submissions and bids for strategic opportunities including working partners. Ensuring alignment with funding arrangements and opportunities.
- Assisting the Group General Manager with growth and development activities which include building a future focused pipeline of development projects;
- Coordinating the preparation of legal documentation for property related contracts and preparing investment and due diligence reports for Evolve Housing's Transaction Review Committee and Board.
- Liaising with external stakeholders including local council, State agencies and community representatives.
- Preparing and managing agreements with consultants, ensuring that the Evolve Housing's policies and procedures are complied with at all times.
Project management
- Managing projects and consultants through early stages of design to lodgement of the Development Application; including coordination of information requests; and tendering and construction.
- Reviewing development approval conditions; make recommendations and identify and report on risks.
- Monitoring compliance with approval conditions through design development and project delivery.
- Coordination of handover of new projects to our Service Delivery teams.

Who are we looking for?
- A minimum of seven (7) years of experience in property development, acquisition and capital works.
- Tertiary qualifications in property development, construction, engineering or architecture;
- Demonstrated procurement, budget management, contract administration and negotiating skills with the ability to adapt shifting priorities and competing deadlines;
- Strong attention to detail, with high levels of accuracy, combined with strong organisational, interpersonal, communication, collaboration and stakeholder management skills;
- High level of analytical and problem solving skills with the capacity to inspire or support innovative thinking;
- Significant experience in successfully delivering construction projects and capital works;
- Exceptional written and oral communication skills;
- Ability to translate complex ideas into simple messages
- Possess a thoughtful and practical approach to problem solving with a genuine passion for social outcomes;
- Independent working style, flexible and adaptable
- Strength in creating and building collaborative, positive relationships with external and internal stakeholders
- Experience in working to rigorous deadlines with a can-do attitude;
- High level understanding of construction industry and construction site WHS and environmental management requirements;
- High level computer skills and proficient in Excel, Microsoft project and Microsoft office;
- Knowledge of and networks in, housing, community, disability, local, state and federal governments including corporate and community sectors (desirable);
- Experience in the community housing sector or organisation (desirable);
- Current NSW Driver's Licence;
- Construction industry white card;
- Willing to complete a National Criminal Check and NDIS check.
