** & PRIMARY OBJECTIVE**
Hills Manor Property Group Pty Ltd aims to provide competitive services in the real estate market, selling and managing residential property. The organisation strives for local market leadership and is continually seeking to enhance its reputation among both the public and members of the industry for honesty, integrity and competence as real estate practitioners.
The Sales Manager is responsible for planning, leading and guiding and managing the sales team across the organization, to achieve sales, business objectives and market share targets
**ROLES AND RESPONSIBILITIES**
Essential
- Min 5 years Sales Management experience in Real Estate or Property
- Exceptional Management skills
- Exceptional inter-personal skills
- Has the ability to lead, build, nurture, motivate and train sales team
- High attention to detail, excellent analytical skills
- Strong verbal and written communication skills
- Ability to work independently and under pressure
**CORE COMPETENCIES**
- Oversee team of 40 sales employees across 3 offices
- Provide leadership, guidance and mentoring to the sales team
- Supervise and manage the sales team to meet the group and individual targets
- Recruit and train sales team members
- Develop and implement sales and market share strategies
- Ensure company compliance with all requirements and relevant legislation
- Liase with property investment management, administration, legal, accounts finance and settlement departments to ensure the smooth functionality of the entire operation
- Ensure sales teams compliance and ethical standards and industry codes of conduct are satisfactory
- Provide weekly reporting, track and analyse KPIs
- Run regular KPI and WIP meetings
- Implement sales agenda for sales meetings
- Host sales academy meetings
- Resolve customer complaints regarding sales and service
- Prepare budgets and approve budget expenditures
- Monitor customer preferences to determine the focus of sales efforts
- Analyse sales statistics
- Project sales and determine the profitability of products and services
- Determine discount rates or special pricing plans
- Plan and coordinate training programs for sales staff
**QUALIFICATIONS**
Coming from a Real Estate background (minimum 5 years), you will be an inspirational sales leader with previous experience managing a real estate or property-focused sales team to achieve strong profitability. You will also have a demonstrated ability to inspire a team, work with a range of personalities (and skill levels) and improve performance. Real Estate License, Auction accreditation and those with business building skills.
**KEY PERFORMANCE INDICATORS**
**Sales Team** - designing the most profitable structure, recruiting, retaining and inducting the best
**Sales Results** - defining and ensuring achievement of KPI’s, creating prospecting plans, training, coaching and mentoring
**Financial**:
- Assuming financial responsibility across the team, including the management of monthly sales targets and budgets, and reporting internally
**Compliance** - Ensuring legislative compliance and upholding the company’s brand integrity
**Systemisation** - contribute to evaluation and implementation of operating systems and procedures
**Group Growth** - Staying abreast of market movements to drive expansion of the business and grow market share, as well as opening multiple future offices
**Salary**: $200,000.00 - $300,000.00 per year
