Senior Property Manager

A vibrant and award-winning commercial precinct is seeking a highly capable Senior Property Manager to oversee a dynamic and diverse property portfolio.

This strategic, hands-on role involves end-to-end responsibility for lease negotiations, portfolio performance, tenant relationships and collaboration across internal teams.

Your Key Responsibilities
  • Managing and negotiating new leases, renewals, rent reviews, surrenders, licenses and assignments
  • Administering lease documentation, approvals and compliance with relevant legislation and internal processes
  • Conducting robust financial analysis to support all commercial recommendations
  • Partnering closely with internal teams to ensure seamless asset and lease delivery
  • Building and nurturing strong, trust-based relationships with tenants, agents and external partners
  • Maintaining up-to-date portfolio records including insurances, guarantees, disclosure statements and critical dates
  • Supporting strategic initiatives including asset repurposing, precinct planning and feasibility input for new developments
  • Monitoring lease obligations, aged debtors and statutory outgoings in collaboration with Finance and Facilities
Requirements and Qualifications
  • A minimum of 10 years' experience in commercial or retail property management and leasing
  • A sound understanding of lease legislation
  • Strong financial acumen with the ability to interpret data and construct detailed lease modelling
  • Proven capability in end-to-end negotiation, stakeholder management and decision-making
  • Excellent interpersonal and communication skills, with the ability to build rapport quickly and professionally
  • High-level organisational skills with the ability to manage deadlines and competing priorities
  • A strategic and solutions-oriented mindset
  • Proficiency in Microsoft Office, and experience with property management software is an advantage
