Building and Facilities Operations Manager

About the RoleThis is an exciting opportunity to join our client's operations team as a Building and Facilities Operations Manager. As a key member of the team, you will play a vital role in driving efficiency and maintaining top-tier facilities for tenants and stakeholders alike.
Responsibilities- Manage and liaise with internal stakeholders for decisions regarding owner's corporations, strata, lot owners, and other relevant parties.
- Support the Senior Building Manager/Team Leader in achieving operational objectives.
- Record and report any complaints and/or incidents in a timely and accurate manner.
- Oversee the management of operational defects, rectification works, and maintenance issue requirements.
- Regularly monitor areas of common property and the GM Tower to ensure optimal performance and safety standards.
- Coordinate tradespersons and inspections logs to ensure seamless delivery of services.
- Manage the loading dock and deliveries to maintain efficient workflows.
- Lift Management involves booking, removalist coordination, and bond management.
- Manage Lot Fitouts and bonds to ensure compliance and statutory requirements are met.
- Advising Owners Corporations/Strata of any dangerous conditions and compliance and statutory requirements for areas of common property.
- Apply and engage work systems for optimal business performance.
- Ensure all certifications and statutory requirements are up-to-date and renewed when applicable.
- Maintain current signage, notices, and By-Laws.
- E nsure that owners, occupiers, and visitors abide by Rules and Regulations listed in the By-Laws and that the property is in good order.
- Deliver overall service excellence.
- Attend meetings as required by the Strata Committees, BMC, and/or Managing Agent.
- Manage, supervise, and record the use of common property plant and machinery including lifts.
- Coordinate services and resources for flawless execution.
- Work with customers' operation groups at all levels to identify building & facilities management needs and introduce appropriate services.
- Establish standardized processes, technology tools, and reports to enhance operational efficiency.
- Integrate all services to ensure alignment and efficiencies.
- To be proactive and seek opportunities to reduce cost and risk.
- Establish baseline performance measurements for all services managed.
- Develop and implement performance measurements to drive business improvement.
- Accountable for accuracy of data in Building Link portfolio management systems.
- Conduct routine audits of all swipes and fobs, including remotes for the basement carpark.
- Lead the development of strategic plans and provide building and facilities management strategic advice.
- Strong decision-making, communication, and organisational skills.
- Able to manage multiple service contracts and projects simultaneously.
- Experience with compliance and facility safety regulations.
- Proficient in property management software and database systems.
