Job Description Summary
The key purpose of the Property Analyst is to be responsible for monitoring, preparing, reporting and analytical review of property performance. The role is responsible for producing property budgets and forecasts with a focus on maximising Net Property Income (NPI), , manage debtors, reconcile monthly rentals and investigate variances and assist the centre team in preparation of monthly outgoings.
Key accountabilities
· Business partner with key stakeholders to highlight risks and opportunities across the asset, extract financial insights from analysing trends and respectfully challenge NPI assumptions and provide accurate and relevant financial and commercial advice for the centre/centres
· Prepare monthly reporting and analysis for review by the Property Analysts to ensure that centre budgets are achieved
· Calculate and invoice percentage rent in accordance with leases, state legislation and Group policies
· Reconcile recoveries, investigate variances and take corrective action as required
· Ensure shopping centre reconciliations are prepared and that aged items are cleared in a timely manner
· Identify processes that can be eliminated or improved
· Document procedures for new tasks
· Identify and develop action plan to deal with shopping centre recurring issues
· Assist the Centre Team in the preparation of the monthly outgoings forecast and the financial management of outgoings costs and outgoings rate
· Calculate recoveries of outgoings in accordance with leases and state legislation
· Calculate the gross lettable area (GLA) of the centre for the purposes of the outgoings rate calculation
· Report and identify variances when reviewing non-recoverable costs and take corrective action as required
· Assist the Marketing Manager in the preparation of the monthly marketing forecast and the financial management of the marketing costs
Ensure solvency of marketing fund
Experience & Capabilities
ESSENTIAL EXPERIENCE
(what you have done)
· Tertiary qualifications in Business, Accounting or related business discipline
· Post Graduate qualifications CA/CPA or studying towards this qualification
· Experience/interest in management accounting, analysis and budgeting, financial accounting or auditing
CRITICAL KNOWLEDGE
(what you need to know)
· Commercial acumen
· Strong oral and written communications skills with clear lateral thinking capability
· Financial literacy and ability to analyse financial data
CAPABILITIES

· Proficient in use of Excel / Word / PowerPoint / Outlook
· Disciplined approach to problem solving
· Self management skills
· Attention to detail
· Having the ability to work as part of a team and to work with the business to ensure the fostering of strong working relationships
· Ability to communicate financial data/insights to non financial stakeholders
