Our Client: 

Our client is a privately-owned consortium of leading institutional investors managing various Infrastructure and Intermodal Logistics sites. 

The Role: 

The Senior Property Manager reports to the Head of Property and is accountable for the effective implementation of their property management strategy. The Senior Property Manager will ensure appropriate property return over the course of the property/tenant life cycle by optimising site utilisation, implementing rent reviews, and managing outgoings and expenses. The Senior Property Manager will also manage risk through the review, negotiation and documentation of all lease terms, ensuring lease compliance by tenants and the integrity of the property management database. 

Specific responsibilities include: 

Strategic Property Planning

  • Assist in developing and implementing strategic property management plans and wider port strategies.
  • Provide advice on land use planning, lease performance metrics, and site utilisation to facilitate trade growth.
  • Instruct and manage external parties, ensuring compliance with statutory and regulatory requirements.

Tenant and Lease Management

  • Lead the review of leasing proposals, negotiate lease terms, and manage/assist expressions of interest campaigns.
  • Oversee tenant accounts, including rent reviews, insurance, and securities, fostering positive relationships.
  • Conduct regular site inspections to ensure lease compliance and integrity of port assets.
  • Accurately interpret leases and associated documents, providing strategic advice aligned with objectives.
  • Ensure the integrity of the property management system, quality-assure invoicing, and monitor debtors effectively.

Position Requirements:

Skills and Qualifications:

  • 10+ years' experience in commercial/industrial real estate management.
  • Tertiary qualifications in a relevant discipline.
  • Strong financial and commercial acumen, with expertise in property management strategies.
  • Proficiency in Yardi Property Management System is favourable.
