Property Portfolio Manager

We have an exciting opportunity for a Senior Property Portfolio Manager, in the Downer Group Property team which is responsible for the effective and efficient management of the Downer property portfolio in support of corporate and business unit needs and initiatives. The property portfolio includes residential, commercial and industrial sites dispersed geographically across Australia and New Zealand, held under a range of tenures.

The Property Team are responsible for working with stakeholders to establish property needs, identify the optimum delivery model (lease, licence or acquisition), undertaking any capital works and managing the ongoing property requirements over the life of the asset.

This is a permanent role with a hybrid work arrangement (3 days in the office), and you will be part of a collaborative, close-knit team.

Key Responsibilities:

• Manage strategic portfolio and lease operations across a portfolio of properties to optimise the Group's leasehold and freehold property requirements and unlock value.
• Work collaboratively with Downer businesses to manage property lease and acquisition risks, maximise efficient use of the portfolio and minimise costs.
• Handle commercial leasing, strategic and tactical analysis, advisory and execution.
• Handle capital transactions including freehold and leasehold acquisitions and divestments.
• Assist with budgeting, forecasting, facilities and financial reporting.

What You Will Bring

• A minimum of 3-5 years' experience in corporate property portfolio management.
• Demonstrated ability to undertake Accommodation Needs Analysis and identify options/delivery models to satisfy the property requirements.
• Demonstrated ability to implement property plans and negotiate best outcomes.
• Property project management experience preferred but not essential.
• Working knowledge of Pro Lease and/or similar property lease databases.
• Ability to build and maintain a strong network with commercial property agents and managers across various geographical locations.
• Demonstrated understanding of basic lease accounting processes.
