Location: Top Ryde Shopping Centre

Package: $150k-$160k inclusive of super

The Role:

Our client have recently acquired Top Ryde City which is a significant purchase in their portfolio and are therefore seeking an Operations Manager to join the team.

You will report into the Centre Manager and oversee the day-to-day operational performance of the shopping centre, ensuring a safe and compliant environment for tenants, customers, contractors and stakeholders.

Your key duties and responsibilities in your role as Operations Manager will include:


• Manage all centre operations, including projects, cleaning, security, maintenance, waste management, and car park operations.


• Ensure compliance with all WHS, risk management, and environmental policies.


• Oversee the performance of contractors and service providers, ensuring adherence to service level agreements.


• Prepare and manage operational budgets, including forecasting, cost control, and procurement of services.


• Assist in the development and implementation of emergency response procedures and training.


• Conduct regular inspections and audits to maintain high operational standards.


• Work closely with retailers, centre management, and leasing teams to support tenancy delivery and fit-outs.


• Manage essential services, scheduled maintenance, and ensure full compliance with statutory regulations.


• Support sustainability initiatives and continuous improvement in operational efficiencies.


• Contribute to the centre's customer experience by ensuring the property is presented to the highest standard at all times.

To be successful in your role as Operations Manager, we are looking for the following experience:


• Experience managing operations within shopping centres


• Experience managing a large asset


• Strong knowledge of building operations, HSE compliance and subcontractor management


• Budget management experience


• A can-do attitude able to work in high pressure environments
