ABOUT THE ROLE
As a Project Director, you will take the lead on major aged care and retirement living developments valued up to $300 million. Your focus will be on the critical early stages of the project lifecycle—feasibility, planning, and design—ensuring a robust foundation for successful delivery. You will work closely with clients, architects, and consultants to align project objectives with regulatory, operational, and end-user needs, and bring your deep understanding of the sector to guide key project decisions before breaking ground.
RESPONSIBILITIES
- Lead the front-end planning and design phases of aged care and retirement living developments
- Manage stakeholder engagement, consultant coordination, and authority approvals (including SSDAs)
- Provide strategic input during feasibility studies, site assessments, and masterplanning
- Oversee the development of project briefs, design documentation, and procurement strategies
- Management of the project delivery team and support staff (circa 6 direct reports)
- Guide early-stage budgeting, risk identification, and program planning
- Represent the client's interests throughout concept and design development
- Support smooth transition from planning to construction by setting clear project direction
SKILLS & EXPERIENCE
- 10+ years of project management experience, with a strong track record in aged care or retirement living
- Demonstrated expertise in early-stage project delivery including design management, town planning, and authority approvals
- Demonstrated team leadership skills including mentoring, developing and recruiting high performing staff
- Solid understanding of operational and compliance considerations in aged care and seniors' living environments
- Experience managing projects valued between $100m–$300m
- Background in Architecture, Engineering, or Construction Management preferred
- Excellent communication and client engagement skills, with the ability to lead multidisciplinary teams
