**Role Overview**

The Australian Expansion Manager will be responsible for leading and executing Wolfbrook’s strategic entry into the Australian residential development sector. This role will focus on identifying viable development opportunities, building local partnerships, managing regulatory pathways, and establishing the operational foundations for growth across selected Australian cities.

**Key Responsibilities**

**Market Entry & Strategy**
- Lead the planning and execution of Wolfbrook’s Australian market entry strategy.
- Undertake detailed market research and competitor analysis to identify key target regions and product types.
- Assess risks and opportunities in line with Wolfbrook’s business model and appetite.

**Site Acquisition & Development Pipeline**
- Identify, assess, and secure development sites aligned with our residential housing strategy.
- Build and maintain relationships with local agents, landowners, councils, and consultants.
- Manage due diligence processes, feasibility studies, and commercial analysis.

**Regulatory & Commercial Frameworks**
- Navigate local planning and zoning regulations, ensuring compliance with relevant legislation.
- Collaborate with legal and finance teams to establish the appropriate commercial and legal structures for operating in Australia.

**Operational Setup & Partnerships**
- Support the establishment of local delivery teams or partnerships, including construction, QS, and design consultants.
- Work closely with Wolfbrook’s NZ-based teams to ensure brand consistency and delivery efficiency.
- Represent Wolfbrook Residential in Australia, including with investors, local government, and industry stakeholders.

**Financial Oversight & Reporting**
- Develop and manage budgets for expansion activities.
- Prepare board reports and regular updates for the Executive Team on progress, risks, and milestones.
- Drive accountability for project metrics including ROI, margin, timeframes, and compliance.

**Skills & Experience Required**
- Minimum 8+ years’ experience in residential property development, acquisitions, or construction in Australia.
- Deep understanding of the Australian residential market and planning systems.
- Strong commercial acumen and experience managing property transactions.
- Proven ability to operate autonomously, build networks, and execute market entry initiatives.
- Experience establishing or scaling a development business is highly desirable.
- Strong communication, negotiation, and leadership skills.

**Job Types**: Full-time, Permanent

Pay: From $150,000.00 per year
