**Your new role**:
As the National Facilities and CAPEX Manager, you will play an integral role in ensuring that our clubhouses are maintained to a high operational standard, and that our members enjoy a premium experience during their time at Hub.
Not only will you be responsible for the technical operation, proactive maintenance and repair of our sites, you will also be responsible for delivering CAPEX works to upgrade our sites, in addition to works relating to member change requests, along with providing invaluable assistance to support the delivery and operational handover of new locations.
**Key Responsibilities**:
- Management of the facilities management system (FM Clarity) to ensure efficiencies in the operation of the facilities team nationally, and updates to the relevant internal stakeholder;
- Regular stakeholder reporting and updates, to ensure that our operations team know what is happening across their portfolios and individual sites at all times;
- Procurement, selection and management of external contractors and consultants to effectively deliver facilities management and CAPEX project delivery (e.g. national maintenance trades, term contracts with third parties);
- Procurement and management of utility providers nationally;
- Overall responsibility for planned preventative maintenance, reactive maintenance and repairs;
- Procuring and implementing CAPEX works;
- OHS compliance
- Annual accreditations including WELL Health-Safety and NABERS across the portfolio;
- Procuring and implementing approved customer requests
- Cleaning - cyclical tendering of national contract
- Vendor procurement and management;
- Regular liaison with our landlords and landlord partners, and holding them to account regarding their obligations under Hub’s leases and partnership contracts;
- Ensure that the facilities management team meets the agreed Service Level Agreements (SLA’s) for all tickets, managed via the Zendesk ticketing system and FM Clarity;
- Consider the needs of the organisation not only today, but for future growth as more locations are opened in the months and years ahead. What will be required for success in 12, 24, 36 months from now as the portfolio doubles in size?
**Required skills and experience**:
- 5-7 years minimum facilities experience, with some experience in workplace or hospitality sites,. Ideally with some experience in flexible office environments and coworking;
- Team leadership experience;
- Enthusiasm and energy for your role, your team, for coworking, and for Hub;
- A collaborative approach to your work - we have lots of internal stakeholders and broader project teams to involve and motivate, as well as our customers;
- An eye for detail - It’s the small things that often make a big impact;
- Excellent time management skills - there is a lot to do
- Software skills relevant for your role.
