**Job Overview**

**Key Responsibilities**
- **Property Management**:

- Manage a portfolio of residential and commercial properties, ensuring all properties are well-maintained and comply with relevant laws and regulations.
- Ensure accurate and timely rent collection, including following up on overdue payments and liaising with tenants as required.
- Coordinate maintenance and repairs, liaising with contractors and ensuring timely resolution of maintenance requests.
- Conduct regular property inspections and manage the handover of properties at the start and end of leases.
- **Tenant Relations**:

- Build and maintain positive relationships with tenants, addressing inquiries, concerns, and disputes professionally and promptly.
- Handle tenancy renewals, lease agreements, and rent reviews.
- Manage tenant complaints and resolve issues as quickly and efficiently as possible.
- Ensure clear and regular communication with tenants, keeping them informed of any changes or updates regarding their rental properties.
- **Owner Relations**:

- Maintain regular communication with property owners, providing updates on property performance, inspections, and market trends.
- Offer recommendations to property owners on strategies to increase rental income, improve property values, and maintain a high level of tenant satisfaction.
- **Compliance and Administration**:

- Ensure all properties comply with local, state, and federal regulations, including fire safety, health and safety, and building codes.
- Keep up-to-date with changes in property laws and regulations to ensure compliance at all times.
- Prepare and maintain property files, including tenancy agreements, inspections, maintenance reports, and legal documents.
- **General Administration**:

- Maintain accurate records of financial transactions, tenant communications, maintenance requests, and other relevant documentation.
- Handle administrative duties including preparing and issuing notices, preparing reports, and managing databases.
- Provide exceptional customer service to both tenants and property owners, ensuring all interactions are professional and positive.

**Requirements**:

- **Experience**: Minimum 2-3 years of property management experience, preferably in residential and commercial properties.
- **Qualifications**: A valid Certificate of Registration or Real Estate Licence in New South Wales.
- **Knowledge**: Strong knowledge of property management processes, tenancy laws, and real estate industry best practices in Australia.
- **Skills**:

- Excellent communication and negotiation skills.
- Strong organizational skills with the ability to manage multiple tasks simultaneously.
- Proficiency in property management software - Property Tree
- High attention to detail, with a proactive and problem-solving approach.
- Ability to build and maintain strong relationships with tenants, landlords, and contractors.
- **Personal Attributes**:

- Self-motivated and able to work independently as well as within a team.
- Strong work ethic and ability to manage time effectively.
- Professional and personable demeanor when interacting with clients and tenants.

**Additional Requirements**
- **Driver’s License**: A valid NSW Driver’s License and own vehicle for property inspections and site visits.

Pay: $55,000.00 - $109,428.48 per year
