Facilities Management Role

The role of a Facilities Manager is crucial in ensuring the smooth operation of residential buildings. As a key member of the maintenance team, you will be responsible for overseeing all maintenance operations, managing resident repair requests, and leading a team of Maintenance Technicians.

  • Oversee all maintenance operations across the site, ensuring both reactive and scheduled works are completed to a high standard and within set timeframes.
  • Manage resident repair requests from diagnosis through to resolution, ensuring minimal disruption and maximum satisfaction.
  • Lead, coach, and support a team of Maintenance Technicians — including recruitment, training, performance reviews, and day-to-day supervision.
  • Develop and deliver preventative maintenance plans to ensure buildings, plant, and equipment remain safe, compliant, and fully operational.
  • Conduct regular inspections of apartments, communal areas, systems, and external spaces to uphold safety, appearance, and functionality.
  • Manage compliance testing and statutory checks such as fire alarms, emergency lighting, HVAC systems, and water testing, keeping accurate records.
  • Coordinate external contractors and suppliers, ensuring all work meets scope, quality, safety, and budget expectations — and is carried out with proper permits and documentation.
  • Respond to emergency call-outs outside of regular hours, taking ownership of urgent maintenance issues and resolutions.

To succeed in this role, you should possess:

  • Proven experience in maintenance management within residential or student accommodation sectors, or in a relevant trade (repairs, HVAC, refurbishments, etc.).
  • Experience supervising contractors and working with teams to maintain high-quality, compliant residential buildings.
  • Strong understanding of WHS, risk assessments, and preventative maintenance systems.
  • Confident communicator with the ability to engage residents and influence others in a customer-facing environment.
  • Proactive, hands-on approach with the ability to work independently and take ownership of projects.
  • A reliable team player with flexibility to work on-call or overtime when required.
