A Career in Commercial Property Management

We are currently seeking an experienced Strategic Retail Portfolio Manager to join our team based in Melbourne CBD or Sydney NSW. As a key member of our team, you will be responsible for providing outstanding customer service by strategically delivering exceptional property management and leasing outcomes in the allocated retail property portfolio.

You will engage with stakeholders across all levels of the business to ensure that service delivery expectations are met without introducing financial or tenure risk to the client. This role requires effective communication skills and the ability to work autonomously and in a team environment.

Key Responsibilities:

  • Develop and manage relationships with landlords, sub-tenants, and clients to exceed service delivery expectations.
  • Serve as the main point of contact for communication with landlords and sub-tenants, including proactive engagement for maintenance, capital works, landlord consents, and lease obligations.
  • Drive activity with landlords during emergency situations.
  • Monitor and manage all work orders that are the landlord's responsibility, ensuring completion within 30 days or as part of a larger strategy.
  • Ensure compliance with relevant legislation, occupational health and safety, environment, and risk management policies and procedures.
  • Manage landlord works and services through Corrigo.
  • Ensure all lease terms are accurately reflected in the lease information database in a timely manner.
  • Manage property operating expenditure across the portfolio, including budget preparation, debtor management, expenditure reporting, and seeking cost reduction opportunities.
  • Support the achievement of the financial year budget, ensuring timely payment of lease expenses.
  • Review and validate monthly rent roll variances and provide commentary on changes.
  • Assist with regular portfolio management reports, including property status and performance, and provide recommendations on property and leasing issues.

About You:

To succeed in this role, you will require relevant real estate certification with a proven track record in commercial property management. Experience working in a high-volume environment with a major landlord or retailer would be an added advantage. Additionally, you should possess excellent client relationship skills and the ability to interact face-to-face or online with stakeholders of all levels.
