Job Summary:

We are seeking a highly motivated and experienced Retail Property Manager to join our team in Melbourne. As a Retail Property Manager, you will be responsible for providing outstanding customer service by strategically delivering exceptional property management and leasing outcomes in the allocated property portfolio.

Key Responsibilities:

  • Proactively develop and manage relationships with landlords, sub-tenants, and clients to ensure service delivery expectations are exceeded.
  • Serve as the main point of contact for communication with landlords and sub-tenants, including proactive engagement for maintenance, capital works, landlord consents, and lease obligations.
  • Drive activity with landlords during emergency situations.
  • Monitor and manage all work orders that are the landlord's responsibility, ensuring completion within 30 days or as part of a larger strategy.
  • Ensure compliance with relevant legislation, occupational health and safety, environment, and risk management policies and procedures.
  • Manage landlord works and services (Work Order) through Corrigo.
  • Ensure all lease terms are accurately reflected in the lease information database in a timely manner.
  • Manage property operating expenditure across the portfolio, including budget preparation, debtor management, expenditure reporting, and seeking cost reduction opportunities.
  • Support the achievement of the financial year budget, ensuring timely payment of lease expenses.
  • Review and validate monthly rent roll variances and provide commentary on changes.
  • Assist with regular portfolio management reports, including property status and performance, and provide recommendations on property and leasing issues.

Requirements:

  • Relevant Real Estate Certification with proven track record in commercial property management is essential.
  • Experience working in a high-volume environment with a major landlord or retailer would be an added advantage.
  • Ability to handle various complex issues concurrently within tight deadlines.
  • Goal-oriented and focused on meeting performance targets.
  • Effective client relationship skills and communication skills with ability to interact face-to-face or online with stakeholders of all levels.
  • Ability to work autonomously and in a team environment.
  • Valid driver's license required.
