Job Title: Executive Director - Residential Portfolio Management

We are seeking an accomplished Executive Director to lead our high-performing purpose-built residential portfolio. As a key member of our management team, you will be responsible for delivering our Value Creation Plan, driving occupancy and revenue growth, and overseeing operational performance.

Job Description:

Lead the performance of our purpose-built residential portfolio and drive margin improvement through effective strategy execution.

Build constructive relationships with partner organisations to influence strategic outcomes and drive business growth.

Implement revenue optimisation strategies, including dynamic pricing and ancillary income streams, to maximise returns.

Oversee refurbishment, reconfiguration, and facilities management projects to ensure timely delivery and within budget.

Support refinancing and long-term investment initiatives to secure the future of our portfolio.

Monitor service providers and ensure compliance with statutory, contractual, and regulatory requirements.

Enhance data visibility and reporting to inform commercial decisions and drive business performance.

Represent the business externally through stakeholder engagement and market presence to maintain a strong reputation.

Required Skills and Qualifications:

  • Proven leadership in operational real estate, ideally in PBSA, purpose-built residential, or education-linked infrastructure.
  • Experience in turnaround, performance improvement, and complex stakeholder management.
  • Commercial acumen with revenue growth and cost management experience.
  • Strong strategic mindset, execution capability, and financial literacy.
  • Collaborative leader with excellent communication, analytical, and organisational skills.
