Purpose of the Role

As the Property Manager, you will play a crucial role in developing and managing a three-to-five-year property strategy that aligns with our business objectives. You will work closely with the Associate Director and key business stakeholders to ensure our workspace meets the needs of the organisation and its various business units across Australia.

Key Responsibilities
  • Develop and Implement Property Strategy: Ensure the development, monitoring, and updating of documents while embedding a 3-5-year property strategy that aligns with business strategy.
  • Property Acquisition and Leasing: Liaise with external partners in the purchase/leasing of new or existing property and accompanying negotiations.
  • Space Management: Forecast, manage, and monitor the seating capacity and site usage across the various sites to ensure they meet the organisation's ongoing operational requirements.
  • Regulatory Compliance: Ensure that all Workplace Health and Safety considerations and other regulatory requirements are embedded within the Property & Facilities Team.
  • ESG Strategy: Understand and advocate for A&G's ESG strategy and carbon footprint reduction targets by 2030.
  • Performance Reporting: Report on the various performance indicators and provide insight to the senior leadership team monthly.
  • Research and Analysis: Conduct research and gather all the necessary information for property valuations.
  • Negotiation and Communication: Negotiate with stakeholders for all new leases or building developments to ensure alignment with strategic objectives.
  • Strategy Development: Recommend and develop new strategies that assist in the achievement of the property strategy and business objectives.
  • SWOT Analysis: Carry out an annual SWOT analysis across the property portfolio and submit recommendations for consideration.
  • Stakeholder Communication: Update impacted stakeholders during any new or renewing lease or property development phases.
  • Capex Budgeting: Provide relevant input to the annual Capex budgets.
  • Facilities Support: Assist the Facilities Team with operational activities if needed.
Requirements
  • Property Strategy Experience: Documented evidence of being a key stakeholder in the production of a property strategy.
  • Property Strategy Development: Proven capability for producing, reviewing, and reporting on various aspects of the property strategy.
  • Data Analysis: Able to gather and use data to provide insight and guidance on a clear strategy.
  • Policies and Procedures: Experienced in defining policies and procedures that help to guide and govern the property strategy.
  • Project Management: Ability to work with business stakeholders and formulate appropriate project steps that will deliver projects and outcomes in a controlled and timely manner.
  • Teamwork: A team player who understands how to drive outcomes while managing expectations carefully.
  • Risk Management: Able to identify areas of potential risk, document, and remove or reduce exposure to risk in relation to the property and facilities portfolio.
  • Business Planning: Ability to develop a business plan and appropriate costings.
  • Negotiation: Clear capability of undertaking successful negotiations that improve cost controls and outcomes for the organisation.
  • Property Development: Demonstrated ability to understand and help to guide the property development and leasing process.
  • ESG Awareness: Understands the environmental impacts relating to a property portfolio and is capable of embedding new regulations and sustainable changes to the property portfolio.
