Purpose Of The Role
The Maintenance Manager is responsible for overseeing all aspects of facility and grounds maintenance to ensure a safe, functional, and welcoming environment for residents, staff, and visitors. This is a hands-on leadership role that combines trade expertise with team coordination and strategic asset management.
Key Responsibilities- Leadership & Planning: Lead and supervise the maintenance team, contractors, and external trades.
- Leadership & Planning: Develop and manage the site's maintenance schedules and preventative programs.
- Leadership & Planning: Ensure compliance with WHS regulations, aged care standards, and organisational policies.
- Leadership & Planning: Monitor maintenance budgets and contribute to strategic planning for capital works and asset upgrades.
- Facilities & Grounds Maintenance: Oversee the upkeep of buildings, plant, and equipment to ensure optimal function and safety.
- Facilities & Grounds Maintenance: Coordinate and conduct general repairs, preventative and corrective maintenance.
- Facilities & Grounds Maintenance: Ensure timely and effective response to maintenance requests and safety concerns.
- Facilities & Grounds Maintenance: Maintain the health and appearance of lawns, gardens, and outdoor areas.
- Tool, Asset, and Compliance Management: Maintain an accurate asset register and ensure all maintenance documentation is up to date.
- Tool, Asset, and Compliance Management: Ensure proper use, storage, and maintenance of tools, machinery, and hazardous substances.
- Tool, Asset, and Compliance Management: Lead preparation for accreditation and audits relating to facilities and infrastructure.
- Team Collaboration & Communication: Foster a culture of safety, respect, and teamwork within the maintenance team.
- Team Collaboration & Communication: Liaise with clinical and administrative staff to ensure smooth daily operations.
- Team Collaboration & Communication: Promote the role and function of TCC within the local community, residents, and families.
- Trade qualification or extensive experience in a similar facilities management role
- Proven leadership and team coordination experience
- Sound understanding of building compliance, WHS, and asset management
- Physical ability to perform manual tasks and safely operate tools and machinery
- Current driver's licence
- Strong problem-solving skills and attention to detail
- Excellent communication and interpersonal skills
- Basic computer literacy (email, asset systems, maintenance logs)
- Understanding of Aged Care Quality Standards (desirable)
