Challenger Investment Management Fixed Income (CIM FI) is an experienced institutional manager with a strong track record managing a diverse fixed income portfolio, with funds under management of approx. $16.5 billion.

The investable universe for CIM FI spans public and private credit across debt capital markets, loan markets, asset backed securities as well as alternative debt markets. All investments are made on a relative value basis across the various fixed income asset classes in order to achieve the optimal risk-adjusted return for investors. All investments are made based on the investment guidelines of the respective investor, whether it be Challenger Life Company or a third-party client or fund. 

Reporting to the Head of Real Estate Lending in Sydney, this role will be an integral part of the CIM FI team and will have a key responsibility for assisting the Head of Real Estate Lending in the origination, analysis and execution of new real estate lending transactions, the overall management of CIM FI’s existing real estate lending portfolio as well as marketing to directly institutional investors and asset consultants in capital raising efforts.

Role Responsibilities: 

Assist in the investment process by building and operating financial models which allow dynamic scenario testing and tabulated / graphical outputs which clearly demonstrate key risk components of a transaction. Assist Senior Analyst / Portfolio Managers in the coordination and collation of all due diligence information required for, as well as the preparation of, credit submissions for new transactions. Assist Senior Analyst / Portfolio Managers in the appointment and coordination of external consultants (legal, insurances, technical, etc.) and their payment as well as assist coordinate financial close (settlement statements, payment directions, middle office, etc.). Assist in the coordination of settlement arrangements for funding of debt investments including calling capital and system entry. Manage the private debt monitoring system and liaise directly with borrowers when querying/reviewing compliance certificates and periodic reporting. Manage and closely monitor existing private debt investments in the portfolio utilising borrower’s monthly and quarterly reports, independent valuations, etc. Assist with the review of borrower reporting and the monitoring of financial and other covenants. Maintain actual versus budget cashflows, bank account tracking and financial covenants reporting for each transaction. Assist with the preparation of monthly and quarterly clients reporting (both numerical performance output and report writing) Manage deal pipelines / deal trackers ensuring timely up-to-date information is provided. Interacting with the middle and back office as required though primarily on the issuance of rate set notices to borrowers, loan drawdowns, loan settlements and repayments, client performance reports and set up and maintenance of loans on internal systems. Interacting with borrowers, third party facility agents / security trustees in relation to the establishment and settlement of new transactions, payment of interest and fees and any requirements in relation to loan security documents. Interacting with internal accounting and tax teams in relation to the issuance and payment of tax invoices. Supporting and interacting with Compliance particularly in relation to KYC requirements. Contribution to establishment of efficient procedures and policy documents.

Role Requirements:

Completed undergraduate tertiary qualification in finance or a similar discipline. Highly excel literate and ability to effectively build and manoeuvre complicated cash flow models. Strong financial modelling skills with the ability to quickly interpret data/figures. Good understanding of middle office functions and the operation of debt investments – advantageous.Experience in corporate and/or real estate non-bank lending. Experience in identifying, assessing, evaluating, and managing risks within a Investment Management team.
