
Property Manager And Bookkeeper

**Join our dynamic team as a Property Manager and Bookkeeper, directly assisting the business owner/director. This role is integral in managing both the business and family entities, focusing on comprehensive property management and financial oversight. You will be responsible for maintaining our portfolio of 16 commercial and residential properties, ensuring smooth operation and financial health.
**Your Duties and Responsibilities**:
**Bookkeeping**:
- Conduct bank reconciliations, including handling ad-hoc foreign currency transactions.
- Manage accounts payable and receivable, including invoicing, quotations, reconciling petty cash, and processing purchase orders.
- Account to Trial Balance level.
- Process Business Activity Statements (BAS) and Instalment Activity Statements (IAS) for ATO submission.
- Provide financial reporting to external Accountant.
- Handle processing of staff expense reimbursements.
- Conduct stock reconciliations.
- Manage payroll and superannuation.
**Property Management**:
- Oversee property management duties, including lease and contract renewals.
- Manage insurances for all 16 properties, both commercial and residential.
- Handle warranties, insurance claims, and liaise with contractors to ensure timely completion of maintenance and repair jobs.
- Deal with obtaining and evaluating quotes for property-related services.
- Utilise property management software for efficient administration and record-keeping.
- Ensure compliance with all regulatory requirements and maintain up-to-date property records.
- Full Australian work rights with their own ABN.
- Tertiary qualifications or a Certificate IV in Bookkeeping.
- Registration as a BAS Agent is highly advantageous.
- Experience in a diverse account's role or as a Bookkeeper/Accountant.
- Proficiency in XERO, particularly in inventory management, quotes, and invoices.
- Strong Microsoft Office skills.
- Excellent written and verbal communication skills in English.
- Skills in analysing information, dealing with complexity, reporting research results, data entry, and maintaining confidentiality. A high level of attention to detail and thoroughness

- _Contractor and Customer Engagement:_ Regular and effective communication with contractors and customers is essential.
- _Problem-Solving:_ Capable of handling complex conversations and resolving conflicts over the phone.
- _Organizational Ability:_ Strong skills in managing multiple conversations and maintaining accurate call records.
