About our client
Our client is a is a privately owned, Tier 2 developer–builder based in Sydney, specialising in ultra–high–end waterfront luxury homes.
One of Sydney's go-to names for $20m–$55m waterfront houses and $10m–$25m luxury apartment builds.
All development managed in-house, with construction of their own projects plus select landmark waterfronts.
18-person head office with long-tenured staff (4–10+ years) and extremely low turnover.
Culture: family-oriented, hardworking, humble, zero-ego, passionate, energetic.
Led by a hands-on founder with a background in QS and construction management, our client has built a strong reputation in the luxury residential market by obsessing over design detail, build quality, and client experience.
About the role
As a Project Manager – Luxury Waterfront Residential, you will take full ownership of end-to-end delivery for boutique, ultra-high-end homes and small luxury apartment projects in the Eastern Suburbs/Northern Suburbs and Sydney CBD.
You will:
- Lead projects from early design coordination through to completion and handover
- Ensure seamless integration of design, procurement, construction, and delivery on highly detailed, architect-designed builds
- Work closely with the Director, Development Manager, consultants, and high-net-worth clients to deliver uncompromising quality
- Drive program, cost, quality, safety, and stakeholder management on complex waterfront and high-spec residential sites
This is a full-time role for someone who is hungry, humble, switched on, and wants to grow with a tightly knit business rather than disappear inside a big Tier 1.
Experience required:
- Solid experience as a Project Manager delivering boutique, high-spec residential projects (waterfront homes, high-end duplexes, or small luxury apartment blocks)
- Proven track record managing projects in the $5m–$20m+ range (or similar) from structure through to high-end finishes
- Background with boutique builders or developers known for quality, not volume
Strong capability in:
- Programming and construction sequencing
- Design coordination with architects/engineers/interior designers
- Managing subcontractors and site teams on detailed builds
- Quality control, defect management, and client expectations at the luxury level
- Experience with complex residential builds (e.g. basements, difficult sites, waterfront conditions, high-end finishes) is highly regarded
- Most importantly, you bring the right attitude: hungry to learn, zero ego, accountable, and proud of the work you put your name to.
Responsibilities:
- Plan and drive the project from pre-construction through to completion, with clear objectives, milestones, and deliverables
- Integrate design, procurement, and construction, ensuring buildability and quality are considered at every stage
- Lead and coordinate multidisciplinary teams – site managers, foremen, consultants, and subcontractors – to keep the project aligned with program and budget
- Own design reviews with architects and engineers to proactively resolve details, clashes, and buildability issues before they hit site
- Manage tendering and procurement for key trades, ensuring the right subcontractors are engaged for high-spec work
- Build strong relationships with clients and stakeholders, managing expectations and providing clear, honest communication throughout the project
- Monitor cost and risk, working closely with the Director and commercial support to protect margin while maintaining quality
- Drive quality and finish to the standard expected of ultra-luxury homes and apartments – no shortcuts
- Champion safety and compliance across all site activities
- Promote continuous improvement, bringing ideas to refine processes, details, and delivery on future projects
- Foster a collaborative, low-ego team culture, setting the standard for professionalism and accountability on site
Qualifications & skills:
- Degree or diploma in Construction Management, Civil Engineering, Building or similar – or a strong trade background with proven project management experience
Strong understanding of:
- Australian NCC and relevant residential building codes
- High-end residential construction methodology
- Waterproofing, structure, services coordination, and premium finishes
- Excellent leadership, communication, and stakeholder management skills
- Highly organised, detail focused, and able to run a job without drama or excuses
- Able to thrive in a fast-paced, hands-on boutique environment where decisions are made quickly and everyone is accountable
