The Role:
We're looking for a Property Finance Project Accountant to join our Gold Coast team with a strong track record in construction loan costings, property development finance and non-bank lending operations.

This is a key finance role within CCG that supports the structuring, execution and ongoing management of complex debt and construction facilities. You will act as the financial backbone for our active loan book, working directly with our Credit, Loan Admin and Investment teams, as well as our Borrowers, Brokers and Quantity Surveyors, to ensure every deal is financially sound, accurately tracked and aligned with agreed funding conditions.

Your work will be instrumental in managing project-level risk, validating cost structures, coordinating disbursements and ensuring reporting accuracy across both borrower and investor-facing transactions. This is a hands-on, high-visibility position in a fast-moving tier-one lending environment.

KEY RESPONSIBILITIES

Core Property Finance Project Accounting:

• Maintain loan and project ledgers with monthly GL reconciliations for debt and construction transactions

• Prepare journals, reallocations and revenue adjustments in line with approved structures

• Monitor borrower, trust and fund accounts to ensure ledger accuracy and integrity

• Manage settlement accounting, ensuring trust account transactions align with credit approval conditions

• Support budgeting and forecasting across active portfolios, including undrawn capacity tracking

• Deliver project-level financial reports for internal executives, lenders, and investors

• Collaborate with auditors and tax agents to meet all compliance and reporting obligations

• Ensure adherence to loan agreements, trust deeds and external audit standards

• Identify and implement finance process improvements and automation opportunities

Construction Loan Costings & Budget Control:

• Review and validate construction budgets and cost-to-complete assessments

• Prepare detailed cost-to-complete reconciliations & track actuals against approved budgets

• Assess builder quotes, subcontractor invoices and tender breakdowns to support funding accuracy

• Monitor variations, retentions and claims in alignment with QS reporting and loan covenants

• Maintain and update live loan costing models throughout the project lifecycle

Loan Operations:

• Coordinate and prepare capital call notices and drawdown documentation

• Manage construction loan drawdowns, ensuring all funding conditions are satisfied

• Liaise with QS, Credit and Legal teams to validate certified progress and disbursements

• Monitor project timelines and identify delays, cost overruns or non-compliant expenditure

• Track loan utilisation, undrawn balances and contingency usage with accurate reporting

• Record and reconcile monthly interest received from borrowers

• Record, reconcile and pay monthly interest to investors

• Prepare annual tax statements to investors

What You'll Need:

• Minimum 5 years' experience in construction finance, project accounting or NB lending

• Deep understanding of construction costings, progress claims and builder payments

• Expertise in drawdown processes, trust accounting and QS-led cost assessments

• Advanced Excel and financial modelling skills; experience with loan/fund platforms preferred

• Strong commercial acumen and practical understanding of private credit and first mortgage structures

• Exceptional attention to detail, organisation, and communication across stakeholders

• CA/CPA qualification preferred
