Commercial Property Manager (Part-Time – 3 Days/Week)

Sardelic Real Estate is a family-owned agency based in South Perth, with over 30 years of experience managing commercial properties. About the Role

We are looking for an experienced Commercial Property Manager to manage a boutique portfolio of 35 commercial properties, including commercial shops, retail spaces, office spaces, and warehouses.

This is a part-time, remote/hybrid role, providing you with flexibility to work from home, with occasional site visits and meetings.

We also offer no after-hours work, no weekends, and no emergency calls — giving you a great work-life balance.

Manage a diverse portfolio of 35 commercial properties, including:

  • Commercial shops
  • Retail spaces
  • Offices

  • Warehouses

  • Manage rent collection, outgoings, arrears, and lease compliance

  • Oversee maintenance and repairs with trusted contractors
  • Ensure compliance with WA commercial tenancy legislation
  • Prepare budgets, financial reports, and property documentation
  • Conduct property inspections and site visits when required
  • Liaise with our Trust & Accounts team for invoicing and EOM reporting (no trust accounting required)

  • Leasing and Tenant Relations:

  • Manage leasing for all properties, including tenant sourcing, application processing, and new tenant handovers.

  • Negotiate lease agreements, renewals, and rent reviews.
  • Build and maintain strong relationships with commercial landlords and tenants.

What We're Looking For
  • 2–3+ years' experience in commercial property management with expert knowledge of Property Tree software (essential)
  • Experience with leasing and tenant management
  • Strong knowledge of Commercial Tenancy (Retail Shops) Agreements Act and lease structures in WA
  • WA Property Management Registration (DMIRS)
  • Excellent communication, negotiation, and organisational skills
  • Self-motivated and able to work independently with minimal supervision
  • Familiarity with Property Tree, REX CRM, REIWA Forms
  • Valid WA driver's licence and own vehicle
