We're on the lookout for an experienced and business-minded Property Management Operations Manager to join our dynamic Ray White Waterford team.

This is a newly created, high-impact role designed to strengthen our department's performance and profitability. You'll oversee operations, systems, and compliance — while managing a small, well-maintained portfolio and driving growth through new business and innovation.


What You'll Do
  • Oversee the financial health, compliance, and performance of the property management division
  • Review P&L reports and identify trends, efficiencies, and income opportunities
  • Manage trust accounting, reconciliations, and OFT/Ray White compliance standards
  • Drive growth in new business, rent roll expansion, and income retention
  • Build and refine systems that improve consistency, reporting, and scalability
  • Support the team with training, process updates, and strategic improvement initiatives
  • Manage a small, quality portfolio to stay hands-on and connected to clients
  • Collaborate with the Principals on business planning, financial analysis, and leadership reporting

Who You Are

You're structured, strategic, and proactive — with a passion for growth and excellence. You thrive in a role that blends numbers, people, and process, and you take pride in lifting team performance through strong systems and clear direction.

You'll bring:

  • 5+ years' experience in residential property management
  • Proven strength in business development and portfolio growth
  • Experience with trust accounting, P&L analysis, and forecasting
  • Proficiency in Ailo, Xero, and Excel
  • Strong leadership, communication, and compliance skills
  • Current QLD Real Estate Licence
