We are looking for a confident and enthusiastic person to join our busy property management team.
The position is full time 9am-5pm Monday to Friday. A mature person with exceptional communication skills is essential. Other attributes required are excellent organisational skills, good work ethic and attention to detail. Previous Property Management experience along with a Real Estate License/Assistant Agent Certificate is preferred but not essential. The successful applicant must hold a current drivers license without restrictions and have a well maintained and reliable vehicle.

POSITION OVERVIEW
Responsible in assisting the Property Manager in the overall management of assigned residential, industrial or commercial properties to satisfy the requirements of the ownership and tenants, to preserve and increase the value and integrity of the properties and to meet the financial objectives of the ownership and management.
Main Job Tasks and Responsibilities
Marketing
- obtain referrals from existing tenants
- process applications and follow up with applicants
- promote and show properties to prospective tenants
- interview, qualify and place tenants
- maintain in-depth knowledge of market conditions
Administrative
- negotiate and enforce leases
- complete all required paperwork for new tenants
- collect and receipt security deposits, bonds, rent etc in line with regulations
- ensure the premises is ready for new occupants
- maintain all statutory required records
- ensure compliance with relevant laws and regulations
- enforce terms of rental agreements
Financial
- assist in providing rental appraisals by establishing appropriate rental rates by conducting market research
- ensure timely payments and collections
- minimise rental arrears
- coordinate default proceedings and attend tribunal hearings
- schedule expenditures
Tenant/Resident Relations
- orient new tenants to the property
- investigate and resolve resident complaints and concerns in a timely and efficient manner
- enforce occupancy policies and procedures
- attend routine inspections and report to landlords
- maintain timely communications with residents and tenants
Maintenance
- monitor and complete maintenance and repairs in a timely fashion and cost-effectively
- ensure security of premises
- organise incoming and outgoing inspections and prepare inspection reports including photography
- implement preventative maintenance programs
Education and Experience
- computer proficiency including Office 365 and Console Cloud property management software (preferred)
- Real Estate Certificate/Assistant Agent (preferred)
- Current Drivers License (essential)
