About the role
We are seeking a dynamic, enthusiastic, and results-driven Business Development Manager who possesses a 'can-do' work ethic, a suitable 'attitude,' and a readiness to work diligently in leading our strategic entry and swift expansion into the high-growth Indonesian market for Australian Property Management Services. The ideal candidate will have substantial experience in the Indonesian real estate sector, particularly in Jakarta, Bandung, Medan, and Surabaya.
This position represents a distinctive and influential opportunity for an ambitious professional possessing an in-depth understanding of the Australian and Indonesian property landscapes. The candidate should be prepared to utilise this expertise to secure a substantial share of the Indonesian market. You will serve as a vital link between our established operations and the considerable potential of Southeast Asia's largest economy.
As a seasoned Business Development Manager (BDM), you will contribute to fostering growth within the sales and property management departments. Your responsibilities will include developing new business initiatives and converting leads generated within the organisation. Fluency in Bahasa Indonesia is a significant advantage but not strictly required.
Key Responsibilities
- Market Entry Strategy: Develop and execute a comprehensive business plan to successfully launch and scale our property development, property sales, and property management services across key Indonesian cities, e.g. Jakarta, Bandung, Medan, and Surabaya.
- Pipeline Generation: Identify, qualify, and secure high-value contracts for property sales, development, and management from international and domestic investors, developers, and corporate clients in the Indonesian market.
- Strategic Partnerships: Cultivate and maintain strong relationships with key stakeholders, including property developers, real estate agencies, investor groups, and legal/regulatory bodies in both Australia and Indonesia.
- Cultural Bridge: Act as the primary cultural and business liaison, ensuring our service offering is expertly tailored to Indonesian market nuances, local laws, and investor expectations.
- Sales Execution: Lead the entire sales cycle, from initial market research and lead generation to contract negotiation and closing large, complex deals.
- Reporting and Analysis: Provide the Melbourne leadership team with detailed market intelligence, competitor analysis, and accurate sales forecasts to inform long-term investment decisions.

Technical & Skills Required
- Be proactive, strategic, and innovative in their approach to business development.
- Utilise their international network and comprehension of the real estate sector to identify prospects and pursue opportunities.
- Understand how to add value to clients and targets through business development approaches.
- Deliver excellent client service and have strong emotional intelligence.
- Demonstrated experience of at least three (3) years in Business Development or Sales within the Real Estate, Property Management, or Short-stay Facility Management sectors.
- Knowledge of Property Management Procedures, Regulations, and Legislation.
- Melbourne Base, headquartered in Melbourne, Australia, operates with a global mindset and possesses a strong willingness and capability to undertake frequent and prolonged travel to Indonesia to foster and finalise business ventures.
- A verifiable track record of exceeding sales targets and successfully negotiating multi-year, large-scale service contracts.
- Demonstrate the capacity to operate effectively in multicultural settings. A familiarity with the Indonesian business environment or a strong interest in engaging with it is regarded as essential.
- Engaging with clients or prospective clients in Indonesia, including government officials, investors, and stakeholders, requires fluency in Bahasa Indonesia.
- A relevant master's degree qualification in Business Administration, International Business, Real Estate, Commerce, or a related field.
