About the role

This is an exciting opportunity for an experienced Property Manager who is ready to take the next step. You will manage a well-established residential portfolio with the full support of a dedicated leasing and admin team — allowing you to focus on relationships, quality, and leadership.

Reporting directly to the Director, you will lead, support, and guide your team to deliver an exceptional client experience. This role is ideal for someone who not only thrives in property management, but also brings initiative, structure, and a genuine interest in growing into a Department Head position as the division expands.

What you'll be doing

• Manage a defined residential portfolio with the assistance of a leasing and admin team
• Build strong, long-term relationships with landlords and tenants
• Oversee maintenance, inspections, lease renewals and VCAT matters
• Ensure compliance with all legislation and company procedures
• Lead by example in communication, problem-solving and client care
• Support the Director in refining operational processes and team structures
• Contribute ideas for business growth, training, and team development

What we're looking for

We are looking for a confident and motivated Property Manager who takes pride in delivering exceptional service and leading by example. You will have strong organisational skills, a proactive mindset, and the ability to manage your team with clarity and care.

You enjoy improving systems, building long-term relationships, and finding smarter ways to get things done. Most importantly, you see yourself growing with a brand that values professionalism, collaboration, and integrity.

To succeed in this role, you will ideally have:

• At least 3–5 years of residential property management experience
• A current Agent's Representative Certificate or full licence
• Proven ability to lead or mentor team members
• Excellent communication and conflict-resolution skills
• Strong understanding of Victorian residential tenancy legislation
• A valid driver's licence and reliable transport
• Proficiency in Mandarin (written and spoken) is essential, as you will be working with a large Chinese-speaking client base
