Property Management & Quality Control Lead

Melbourne, VIC | Full-Time

About the Role

We are seeking a meticulous and hands-on
Property Management & Quality Control Lead
to oversee the daily operations and maintenance of our short-term rental portfolio.

This role requires someone who is
exceptionally detail-oriented
, takes pride in
cleanliness and organisation
, and is comfortable
personally handling minor repairs, set-ups, and on-site improvements
to ensure each property meets our premium guest readiness standards.

Key Responsibilities

  • Property Management:
    Oversee the day-to-day operations of holiday rental properties, ensuring they are impeccably clean, well-maintained, and fully guest-ready.
  • Quality & Presentation:
    Maintain an exceptional eye for detail — identifying even the smallest imperfections, ensuring cleanliness, organisation, and visual balance in every room.
  • Hands-On Tasks:
    Actively handle light handyman duties (e.g. replacing bulbs, assembling furniture, tightening fittings) and assist with property setups when needed.
  • Maintenance Coordination:
    Source and liaise with contractors and vendors, monitor maintenance tickets, and ensure tasks are completed to high standards and on time.
  • Stock Management:
    Supervise inventory of consumables, amenities, and replacement items across multiple properties, keeping accurate records and restocking proactively.
  • Reporting:
    Conduct inspections and generate reports on property conditions, cleanliness scores, and quality performance metrics.
  • Portfolio Development:
    Assist in preparing new listings for launch, coordinating setup, styling, and readiness.

Qualifications & Skills

  • Experience in property management, hospitality, or facilities operations.
  • Exceptionally high personal standards of cleanliness, organisation, and presentation.
  • Hands-on and proactive:
    enjoys solving small problems immediately rather than delegating.
  • Strong coordination and contractor management skills.
  • Excellent communication, reporting, and time management ability.
  • Proficiency in property management systems (Guesty, Breezeway, or similar).
  • Flexibility to work weekends or public holidays when required.

Salary & Benefits

  • Salary:
    AUD 65,000–80,000 (depending on experience)
