Salary: $115,000 to $125, % super

The RoleWe're looking for a hands-on Operations Manager to lead Rent Nest's operations and help roll out our national systems. You'll oversee daily operations, build scalable processes, and ensure compliance across multiple states, using technology to deliver a best-in-class experience for investors.

This role suits someone who loves building structure, driving efficiency, and leading teams in a fast-moving environment. You'll report to the Founder and work closely with our tech specialists and the wider Search Property Group to deliver operational excellence across leasing, maintenance, and compliance.

What You'll Do

• Oversee Rent Nest's operations and ensure smooth delivery of property management services across multiple states
• Design and implement systems for leasing, maintenance, arrears, inspections, and compliance
• Build and maintain SOPs to support scalable operations and consistency
• Lead compliance across all jurisdictions including bonds, notices, leases, and AML/KYC requirements
• Partner with Relationship Managers, Senior Property Managers, and tech specialists to improve workflows and automation
• Manage and develop Rent Nest staff, setting standards, KPIs, and support structures for growth
• Provide analysis and insights back to management, helping identify issues, solve problems, and develop strategies for continuous improvement
• Manage escalations and new enquiries, ensuring timely and effective resolutions
• Monitor key metrics such as arrears, client satisfaction, occupancy, and turnaround times, and report results to leadership
• Work collaboratively across the Search Property Group including our mortgage and conveyancing teams to deliver a seamless client experience
• Oversee registration and compliance requirements as Rent Nest expands nationally

What You'll Bring

• At least 5 years of experience in property management, operations, or real estate leadership
• Proven ability to design and improve systems and processes at scale
• Strong understanding of compliance, tenancy legislation, and multi-state operations (desirable)
• Proven ability to design and improve systems and processes at scale
• Excellent leadership, organisation, and stakeholder management skills
• Tech-savvy with experience using SaaS platforms to manage operations efficiently
• Strategic thinker who is hands-on and thrives in fast-paced settings
• A genuine interest in property and investing personally, with a desire to help clients grow their wealth
