Our current flagship project, The Alfred at Mermaid Beach, is a high-end residential and retail development that sets the standard for quality, design, and delivery.

We are now seeking a high-calibre Development Manager who can not only bring The Alfred to life — on time, on budget, and to exceptional standards — but also help steer Dankav's broader portfolio toward our long-term growth goal: becoming a $1 billion development powerhouse.

Role Purpose:

  1. Delivering the current project — The Alfred at Mermaid Beach $350 million.
  2. Driving growth — building Dankav toward a market leading Australian development company

The Development Manager will oversee the successful delivery of The Alfred and play a strategic leadership role in the expansion of Dankav's pipeline across SEQ and beyond. This role requires a rare mix of technical delivery skills, entrepreneurial drive, and commercial strategy.

You will lead projects from feasibility through to completion and be instrumental in identifying new opportunities, scaling internal processes, and building the foundations of a future billion-dollar business.

Key Responsibilities:

Project Delivery – The Alfred at Mermaid Beach

  • Manage the end-to-end development and delivery of The Alfred.

  • Lead consultants, contractors, and stakeholders to ensure quality, time, and budget benchmarks are met.

  • Drive DA/BA compliance, procurement, and contractor coordination.

  • Oversee construction phase in collaboration with the builder, reporting regularly to the Managing Director.

  • Ensure brand, design integrity, and buyer experience are maintained throughout delivery.

Strategic Growth & Business Scaling (Leading into this Role)

  • Identify and assess new site acquisitions and development opportunities in key markets.

  • Lead feasibility studies, joint venture assessments, and market positioning for future developments.

  • Contribute to capital raising efforts (debt/equity) and investor/lender relations,

  • Help build scalable systems and processes across development, finance, and operations.

  • Represent Dankav in strategic partnerships, consultant relationships, and public forums.

Leadership & Commercial Oversight

  • Shape the development team's culture and structure as the business scales.

  • Provide commercial insights to executive leadership on risk, revenue, and expansion strategies.

  • Stay abreast of market trends, planning policy changes, and construction innovation.

Skills & Experience:

Essential:

  • Project Management of Portfolio of $300 Million
  • Proven experience managing high-end residential or mixed-use developments from start to finish.

  • Strong commercial acumen and the ability to make high-stakes strategic decisions.

  • Deep understanding of feasibility modelling, financial structuring, and risk analysis.

  • Excellent stakeholder management across contractors, councils, JV partners, and investors.

  • Passion for quality, design, and delivering iconic projects.

Highly Regarded:

  • Experience working in entrepreneurial or fast-growing development environments.

  • Previous involvement in scaling a portfolio or business beyond $300M.

  • Exposure to capital raising, fund management, or development finance.

Qualifications:

  • Degree in Property Development, Construction Management, Architecture, Engineering, Finance, or related field.

  • 15 years of industry experience, ideally with both delivery and strategic exposure.

  • Proficiency in financial modelling software (Estate Master, Excel, etc.)
