About the Role:

Emerge Management operates 2 prime residential complex in Kangaroo Point, are seeking a dedicated Building Manager & Caretaker or Management Couple to oversee the daily business operations, maintenance, and overall upkeep of the properties. This role is ideal for a proactive, hands-on professional/s who takes pride in maintaining high living standards for residents and guests, and ensuring the efficient management of the building. With 2 smaller properties in close proximity, you will largely be the dedicated onsite team member with head office support as required.

Key Responsibilities:

Hotel Front Desk Duties - Undertake daily reservation and guest management of short stay rooms. This includes all aspects of the property from reservations, check-in/out, Housekeeping management and supervision etc

Building Maintenance & Repairs: Conduct regular inspections and coordinate necessary repairs and maintenance of common areas, equipment, and facilities and well as within apartments as required.

Resident & Tenant Relations: Act as the primary point of contact for residents regarding maintenance concerns, building policies, and general inquiries.

Contractor & Vendor Coordination: Engage, supervise, and liaise with contractors and service providers to ensure timely and high-quality work.

Security & Safety Compliance: Monitor security systems, ensure compliance with fire safety regulations, and address any safety concerns.

Cleaning & Groundskeeping: Oversee & undertake cleaning services, waste management, and upkeep of landscaped areas to maintain a clean and attractive environment.

Budgeting & Financial Management: Assist with budget preparation, monitor expenses, and ensure cost-effective management of building resources.

Strata & Body Corporate Liaison: Work closely with the Body Corporate to implement policies, attend meetings, and provide necessary reports.

Emergency Response: Be available to respond to urgent maintenance issues and emergencies as required.

Skills & Qualifications:

Prior experience in building management, property maintenance, or a similar role is beneficial but not essential.

Strong problem-solving skills with the ability to work autonomously.

Excellent communication and interpersonal skills for liaising with residents, contractors, and stakeholders.

Basic knowledge of plumbing, electrical, and general handyman tasks.

Familiarity with strata and body corporate regulations (preferred but can be trained).

Ability to use property management software or willingness to learn. (RMS Preffered)
