The Environment

Freestone Building Surveying is an established building surveying company based in Hobart, Tasmania. We provide a customer‑focused service supported by industry‑leading Information Technology, clear Standard Operating Procedures and a capable team. Our focus is exclusively on Class 1 and Class 10 projects across Tasmania, partnering with quality builders and design practices. We are seeking a Building Surveyor (Limited) to operate as a Senior Building Surveyor, working autonomously and taking responsibility for projects end‑to‑end while mentoring emerging surveyors.

Role Purpose:

Deliver end‑to‑end certification and inspections for Class 1 and Class 10 structures with minimal oversight. Improve report quality and throughput while supporting the professional development of junior team members.

Key Responsibilities:

· Process, assess and certify building applications for compliance with the National Construction Code Volume 2 (Housing), Tasmanian legislation and relevant Australian Standards.

· Provide clear regulatory advice to applicants, builders and designers; manage expectations and negotiate outcomes within statutory frameworks.

· Plan and conduct inspections to verify compliance; document findings with audit‑ready notes and photographs.

· Prepare clear requests for information, conditions, directions and compliance reports using company templates and Standard Operating Procedures.

· Maintain strong professional relationships with assigned clients, including high‑volume builders and quality designers.

· Contribute to Quality Assurance and peer review and identify opportunities to improve templates, Standard Operating Procedures and turnaround times.

· Mentor emerging surveyors and deliver monthly micro‑training sessions.

· Use the company's Information Technology systems for case management, field capture, reporting and communications.

Key Performance Indicators for the first six months:

· On‑time certifications: ninety‑five percent or greater within the agreed Service Level Agreement from complete application.

· Quality: rework rate below two percent on monthly Quality Assurance samples; zero material non‑conformances missed.

· Client satisfaction: Net Promoter Score of plus fifty or better from priority accounts.

· Throughput: reach at least eighty percent of the steady‑state senior caseload benchmark by months four to six.

· Mentoring: deliver one micro‑improvement to a template or process and one training session per month.

Essential Requirements:

· Accreditation or registration as a Building Surveyor (Limited), or an eligible pathway close to approval.

· Demonstrated experience in Class 1 and Class 10 residential approvals, inspections and reporting.

· Sound knowledge of the Tasmanian Building Act and Regulations, the National Construction Code Volume 2 and relevant Australian Standards.

· Strong written communication including audit‑ready reports, clear requests for information and professional correspondence.

· Intermediate to advanced computer skills within a modern case and reporting system.

· Proven ability to manage an autonomous workload and collaborate with builders and designers.

· Current driver's licence and capacity to travel for inspections within Tasmania.

Desirable:

· Experience supporting or coaching junior surveyors.

· Evidence of improving Standard Operating Procedures, templates or Quality Assurance systems.

· Experience managing a portfolio for a high‑volume residential builder.

· Comfort working in a hybrid arrangement with scheduled Tasmanian site visits.

Probation and Compliance:

A six‑month probation period applies with structured thirty, sixty and ninety‑day reviews. Employment is subject to right‑to‑work checks, a valid driver's licence and any registration confirmations required for practice.
