In the role of Principal Advisor (Property Management) you will provide advice, leadership and effective lease management of TMR's commercial portfolio of properties. This role involves developing strategies, negotiating major leases, managing vacancies, revenue, and arrears, and advising internal and external stakeholders. You will also conduct public consultations, represent the department in community meetings, and handle leasing-related correspondence, serving as the key statewide contact for Property Portfolio leasing matters.
**Some of your responsibilities will include**:
- Provide extensive technical expertise, advice, leadership and management of TMR's Property Portfolio, including negotiating, drafting and reviewing lease and license agreements, conducting complex and sensitive negotiations, engaging consultants, and ensuring rental levels align with market rates to maximise returns and maintain legal compliance.
- Provide strategic advice on legislation, property management practices, and complex property matters to senior management, internal and external stakeholders (including Ministers and Local Members) and coordinating legal advice regarding detailed property matters.
- Prepare high level correspondence and documentation on a broad range of property management issues, including drafting Ministerial responses, drafting lease agreements and licenses and as directed, representing TMR in relation to matters before the Queensland Civil Administrative Tribunal (QCAT) and other courts as appropriate.
- Identify, develop and implement innovative policies that support and improve the efficiency and co-ordination of the property management function.
To thrive in this role, you will need to demonstrate the following:
- Knowledge and experience in property management, asset performance, utilisation and strategies, property research and market analysis.
- Ability to maintain a high standard of practice through governance and risk management.
- Ability to develop and maintain effective relationships with clients and stakeholders (including internal and external to the TMR).
- Strong communication and negotiation skills, adjusting the message so it resonates with different audiences
- Ability to collaborate with colleagues and provide leadership, coaching and support to other team members and support a culture of performance improvement.
