**THE WHO, THE WHAT AND THE WHERE**

Our client is a boutique real estate agency who are up and coming. They have a solid base and it’s only up from here. Their number one focus right now is on building the team. They’re looking for capable people who have each other’s backs and can help get this division up and running, and then continue to see it through and humming along nicely. The office is pretty cruisy, it has a nice feel with a chic design and free parking. You’ll be joining a close-knit bunch who are friendly and all wiling to chip in.

Look forward to having your birthday off each year, Melbourne Cup and Christmas functions, regular afternoon drinks and nibbles and the flexibility to work from home. You’ll be reporting to the Operations Manager, who is very approachable and all ears when it comes to new ideas and how to streamline processes. She’s got a clear vision for the team, and just needs a few more helping hands to put it all together. She’s super aware as a leader, and knows what needs to be done.

Working from the Perth office, looking after a regional WA portfolio. This role also offers the opportunity for travel to familiarise yourself with the office and team there.

**WHAT’S INVOLVED?**

The portfolio is a mix of storage units and commercial properties. It will involve all the usual property management tasks, here’s an overview of what to expect:

- Monthly communication with each Owner in relation to their portfolio and advise them of anything relevant to their property on the market
- Ensure you communicate verbally at least once every two months with every tenant of property within the portfolio and inquire about future needs and request communication regarding any issues they may have
- Monitor all properties in the portfolio to ensure rent and any variable outgoings are paid promptly and in accordance with the terms and conditions of the lease. Follow up any arrears on a daily basis and inform the Lessor of the status of overdue payments
- Determine whether maintenance requests are the responsibility of the Lessor/Lessee, obtain quotes where required, seek Lessor approval and issue work orders for maintenance promptly
- Monitor maintenance works and inspect prior to approving for payment
- Inspect every property and prepared a detailed Property Condition Report prior to any new Lessee taking occupancy on a property - manage any issues arising.
- Inspect every property at least annually and provide a condition report to the Lessor including recommendations for any capital works that will enhance the ability to keep the property fully tenanted.
- Issue Default Notices in a timely manner that minimises any potential losses to the Lessor
- Upkeep of monthly invoicing
- Updates after final inspections
- Negotiate rental increases or reviews
- Tenancy renewals
- Insurance claims management
- Management of tenancy changes
- Ensure make good compliances are completed

**DO YOU HAVE WHAT IT TAKES?**

Because they’re still laying some of the foundations, you will have to be able to manage some minor/mega chaos at times, but we think Property Managers can handle anything Here’s what else you will need:

- Your Real Estate Licence or Certificate of Registration
- Experience in the real estate industry
- Current Driver’s License
- Solid Microsoft Office Suite skills
- Strong negotiation skills
- Excellent verbal and written communication skills with an ability to communicate at all levels
- The ability to keep accurate records and notes in respect to all communications and progress of any negotiations
- Attention to detail and a proven ability to build strong client relationships and maintain an excellent customer focus
- A proven ability to achieve and exceed set targets
- Thorough and extensive knowledge of the Commercial Tenancies (Retail Shops) Agreements Act and Regulations and Amendments
