**The Opportunity**:
Due to internal movement, we are seeking a Portfolio Analyst to join our Funds Management team on a permanent full-time basis. Based in Brisbane, you will work on QIC’s Core Plus funds, which consists of 20 assets across retail, office and industrial sectors, with approximately $1.1bn under management.

You will assist the Fund Manager and Portfolio Manager with product and asset reviews, client reporting and analysis against asset and fund budgets/forecasts. You will also collaborate with various internal stakeholders, including the Property Management, Leasing, Finance, Analytics, Client Reporting and the broader QIC business units.

This is an exciting opportunity that combines Investment Management and Funds Management, allowing you to manage a portfolio as a whole, rather than asset specific.

**Key Responsibilities**:

- Assist with the preparation and management of annual budgets across a portfolio of retail, industrial, and office assets, ensuring total return and NOI targets are met.
- Analyse and review leasing transactions and participate in developing leasing strategies to maximise income and reduce risks.
- Collaborate with Portfolio and Property Management teams to prepare short-, medium
- and long-term asset strategies.
- Assist with quarterly and annual valuation processes, ensuring accurate data and reports.
- Support the management and preparation of total return forecast models, liaising with Portfolio and Fund Managers to meet performance targets.
- Assist with client reporting, including sourcing and analysing information, supporting ad-hoc client requests, and preparing commentary on portfolio performance and changes in fund and asset metrics.
- Prepare investor/client presentations and materials, including Investor Committee and Board Papers.
- Provide research and analysis on industry benchmarks and competitors as needed.
- Provide general reporting and administrative support for the QIC Real Estate team.
- Maintain key deliverables register and document library (Sharepoint).Assist with the preparation of meeting agendas and minutes.

**About You**:

- A degree in Property Economics, Business, Economics, Commerce, Finance or Valuations.
- 1-2+ years experience in property, financial services or funds management is highly valued.
- A genuine interest and passion in Australian property investments.
- An understanding of valuation methodologies and strong analytical skills.
- Proficiency in Microsoft Excel, PowerPoint and Word.
