Excellent opportunity for a **Regional Property Manager** on a permanent basis who will proactively manage a lease portfolio of head leases, customer sub leases, distribution centres, hardware properties, and third party leases(debtors) to provide strategic direction to build and maintain an efficient store network, ensuring a financial value add and implementing cost & avoidance savings strategies within our expenditure lease portfolio.

Strong relationship management skills with all internal/external stakeholders and excellent track record of achieving favourable outcomes within a competitive environment to deliver upon the organisation’s objectives

This role will work closely to assist the Head of Property Management to implement strategic direction within the Group Property team.

**What you’ll do**
- Take ownership and accountability of the respective portfolio
- Assist in developing strategies to optimize net income performance and minimize expenditure exposure by implementing cost containment strategies
- Budget preparation and monitoring, variance to budget reporting, accurual reporting, the timely authorization and payment of all rent and outgoing expenditure in accordance with lease obligations.
- Ensure compliance of all contractual obligations including but not limited to payments, critical dates, rent reviews, R&M and sales collection to ensure compliance
- Manage and foster multiple internal & external stakeholder relationships and effectively manage the delivery of outcomes leveraging existing networking contacts.

**What you’ll bring**
- Qualifications in Property, Estate Management or related discipline preferred
- Significant experience in Property Profession. Knowledge of Property, Leasing, Property Management, Legal, Corporate Real Estate, and operations and how these are applied at Metcash.
- Strong interpretive and comprehension skills in relation to property matters
- Strong understanding of the Retail & industrial property industry
- Extensive financial acumen
