About the Opportunity
We have an exciting opportunity for a Regional Property Manager to join our team based at Macquarie Park on a permanent full-time basis.
This position will proactively manage a lease portfolio of head leases and customer sub leases across retail, industrial and commercial segments of the property market. The role is to take overall responsibility for all aspects of lease compliance, including critical date management, rental reviews and any other risks associated with each property.
This role will work closely to assist the Head of Property Management to implement strategic direction within the Group Property team.
In this Role
Leadership: Take ownership and accountability of the respective portfolio
Strategic Direction: Assist in developing strategies to optimize net income performance and minimize expenditure exposure by implementing cost containment strategies
Financial Management: Budget preparation and monitoring, variance to budget reporting, accrual reporting, the timely authorization and payment of all rent and outgoing expenditure in accordance with lease obligations.
Lease Management: ensure compliance of all contractual obligations including but not limited to payments, critical dates, rent reviews, R&M and sales collection to ensure compliance
Lease Negotiation: Management of lease renewals and market rent reviews, assess and present recommendations for stakeholder approval.
Value Add: Identify cost containment opportunities to seek actual savings or add value to the portfolio via, leveraging market rent reviews, challenging outgoings, reducing onerous lease obligations, vacant space management.
Stakeholder Management: Manage and foster multiple internal & external stakeholder relationships and effectively manage the delivery of outcomes leveraging existing networking contacts.
You're Likely a Match If
Strong interpretive and comprehension skills in relation to property matters
Strong understanding of the Retails & Industrial property industry
Excellent communication, influencing and negotiation skills
Possessing naturally strong interpersonal skills, you will have the ability to lead and drive change through a consistently changing retail environment
Effective stakeholder & relationship management both internally & externally
Strong understanding of general lease interpretation
Proven property experience with a minimum of 5 years property management experience preferable
A sound work ethic and "hands on "approach to contribute to a small team environment
Great understanding of stakeholder requirements, ability in achieving the desired outcomes is paramount.
Qualifications in Property, Estate Management or related discipline preferred
Significant experience in Property Profession. Knowledge of Property, Leasing, Property Management, Legal, Corporate Real Estate and operations and how these are applied at Metcash.
