**About the Opportunity**:
The Property Manager is responsible for** ensuring all Flourish Australia’s physical properties are safe, accessible, and fit for purpose**, guided by Flourish Australia’s strategic property plan. (V_iew our full list of sites _**_here_**)

Under the direction of the General Manager, Business Excellence, the Property Manager is also **responsible for the day-to-day management of properties and management of tenancies** in accordance with set policies and procedures. This includes responsibility for managing Flourish Australia’s **Community Housing program**, ensuring it complies at all times with the requirements of its registration under the National Rental Affordability Scheme (NRAS) and as a Registered Community Housing Provider.
- The position will include but is not limited to:_
- Ensure **owned and leased properties are appropriately maintained**, safe, accessible, and fit for purpose, meet Flourish Australia’s needs, and compliant with its WHS duties and responsibilities.
- **Maintain a register** of all Flourish Australia owned and leased premises (including key features and risks associated/risk mitigation plans)
- **Investigate new property locations** and expansion/contraction options
- Ensure** lease re-negotiations** are actioned in a timely fashion and all end of lease obligations are met and terminated appropriately.
- **Support Managers** and Regional Managers with advice and guidance regarding liaising with property owners as they conduct reviews of lease obligations, as well as repairs and maintenance.
- Manage Flourish Australia **sub-leased properties, including tenant relationships, rent invoicing and maintenance.**
- Manage Flourish Australia’s **National Rental Affordability Scheme and Strata Scheme residential property**, including liaising with Strata Manager and repairs and maintenance providers.
- Source and review centralised/panel contracts specific to security, cleaning, air conditioning, and other property services and maintenance, as required.
- **Manage the periodic refurbishment**, planned, ongoing and remedial maintenance services across all Flourish Australia locations in close partnership with and supporting local Managers.

**Selection Criteria**:
**_ Essential:_**
- **Qualifications in Property Management, Real Estate, Building, Business** or another relevant field.
- **Experience in property management**, ideally including managing a **community housing portfolio and social housing tenancy management**.
- Strong organisational skills and ability to balance competing work priorities effectively.
- Previous experience in the management of real property assets especially in lease management, as well as planned and responsive repairs and maintenance.
- Demonstrated knowledge of relevant key legislation and standards (Workplace Health and Safety, Strata Management, and other relevant building requirements).
- Highly developed communication skills, both written and verbal.

- A carer role or having a lived experience will be an advantage.
