PICA Group is looking for a Relief Strata Manager to join its growing relief team in a unique and varied role providing support to a range of branches and customers for SEQ. You will be responsible for providing support and coverage for existing strata managers during periods of high workload or when the Strata Manager is on leave. This is an integral role as the Relief Strata Manager helps to ensure continuity of service for our customers. The role allows flexibility with the potential to work remotely or from one of our SEQ branch locations.

**Your duties will include the following**:

- Take on the responsibilities of the Strata Manager, managing the day-to-day operations of the portfolio of buildings, building relationships, and being a trusted advisor in all things strata
- Facilitate and attend AGM and other meetings and provide advice as required
- Prepare budgets, agendas, and minutes with support from other departments
- Interpret legislation and assist in the enforcement of by-laws
- Maintain insurance and coordinate repairs and maintenance and building compliance requirements
- Effectively complete tasks within the strata operations workflow
- Utilise systems and databases to create and/or manage documentation
- Access to an assistant to help with administrative duties

**About you**:

- At least 2 years experience as a Strata Manager
- Skills in portfolio and/or account management
- A love for building relationships and anticipating the needs of your clients.
- The ability to see problems or conflicts as opportunities and find common ground to get cooperation. You have experience in negotiation and conflict management.
- Skills in interpreting and communicating legislation, financial, and procedural requirements. You have strong written and verbal skills
