**Position Title: Commercial Property Manager**
Reporting to the Managing Director, the role will manage new & existing commercial leases and licencing, and the required ongoing maintenance & repair works required within established tenancies. This diverse role will suit an organised process driven applicant to provide experience and commercial knowledge to the Property Team.
**The Role**:
- Administratively manage end-to-end execution of commercial leases alongside the executive team and legal advisors to ensure on-time delivery of new leasing agreements.
- Manage leasing renewal, changes & updates for the network and ensure all leasing clauses are executed as intended.
- Collaborate with internal departments to provide leasing interpretation, equipment, maintenance & repair advise where required.
- Manage legal & government licencing requirements to efficiently trade as intended.
- Oversee store maintenance on assigned equipment and facilities.
- Collaborate with operational departments to manage minor & critical repair works.
- Ensures assigned facilities and equipment are ready for regular business and special events.
- Maintains files of warranties, records, licenses, inspections, service agreements, and contracts for various pieces of equipment.
- Negotiate pricing for store maintenance and equipment.
- Maintain the inventory, storage, and distribution of equipment.
- Provides recommendations for purchases of new equipment.
- Collaborates with other appropriate management staff to prepare and implement budget.
- Performs other related duties as assigned.
**Critical Requirements**:
- Must have proven experience in managing retail or hospitality commercial leasing.
- Sound financial knowledge of leasing deal structures with the ability to negotiate, read and interpret complex lease contracts and agreements.
- Must have detailed understanding of commercial leasing clauses and CAT1 building requirements for hospitality operations.
- Must have proven experienced and understanding of government and legal licencing requirements to operate within the hospitality sector.
- Must have sufficient working knowledge of commercial kitchen equipment, refrigeration & air-conditioning & mechanical ventilation, and be able to liaise with tradespeople, repairs and maintenance contractors as required.
- Must have proven experience in facilities & asset management within the food retail and/or hospitality sector.
- Must be available for emergency calls & breakdowns outside of standard business hours & be highly responsive & proactive
**About you**:
- Proven experience in commercial leasing & property management.
- Excellent communication, negotiation and interpersonal skills for clear information sharing and relationship building.
- High level spoken and digital communication skills.
- Strong organisational and administrative skills, with the ability to prioritise tasks to meet deadlines.
