Portfolio Retail Delivery Manager

Position overview:
We currently have a vacancy for a Portfolio Retail Delivery Manager in our Real Estate business. This role is responsible for the successful and ongoing delivery of specialty shop fit outs in a timely, cost effective and safe manner across the QIC RE retail portfolio and development project pipeline. The Portfolio Retail Delivery Manager is also responsible for leading a portion of the Retail Delivery Management team that report into this position.

About the Role:
This role will cover QIC’s Queensland & New South Wales shopping centre portfolio including Grand Central Toowoomba, Logan Hyperdome, Robina Town Centre, Castle Towers and Westpoint Blacktown and other Retail Tenancy duties as required. The position will include the following responsibilities:

- Lead the Retail Delivery Management team, by providing direction, focus and maintain adherence to QIC tenancy delivery procedures and standards.
- Manage the Retail Delivery Management team, to ensure tenancies are delivered in a timely manner and in accordance with their target trading parameters, whilst promoting and improving tenant relations.
- Cultivate and work towards an inclusive and co-operative working relationship with Leasing, Asset and Retail Design Management and Coordination teams
- Oversee the overall Retail Delivery Management cost estimates process for Landlord and tenant (Cat 1) works, as requested by the Leasing team.
- Oversee the preparation of all contract tender documentation in accordance with QIC RE procurement guidelines.
- Manage conflicting interests across Divisions and ensure that they do not impede fit-out and achievement of opening date.
- Ensure the Retail Delivery Management team works with Tenants to develop solutions within budget constraints while meeting QIC design briefs.
- Manage the relationship between the Retail Delivery Managers and individual centre management teams or project teams.
- Participate in meetings with Centre Management, Lease Executives and other internal teams to discuss Tenant issues and internal goals and strategies
- Ensure Lease deal requirements are fully understood and managed by the Retail Delivery Managers within their area or control and influence.
- Track the activities of the Retail Delivery Management team to ensure accurate and timely completion of all tasks
- Provide ongoing team planning and resourcing across operational and development project centres.
- Oversee the defect management process in accordance with RDD Framework guidelines across the portfolio and including site inspections.
- Comply with QIC Work Health and Safety policies and guidelines including being alert to, identifying and proactively reporting any risks or hazards which may impact health and safety in the workplace.
- Manage the quality control of all works as agreed and approved.
- Maintain accurate and up to date file notes of negotiations to protect QIC’s position and file in accordance with company guidelines.
- Attend site meetings, design and technical meetings, project meetings, Centre Management & Leasing meetings.

About you

Ideally, we are looking for someone that has strong leadership and stakeholder management skills, potentially coming from another retail landlord background or possibly a construction & project management background. This role will be based in Brisbane. Other skills and experience would include:

- Qualification in relevant building & property disciplines.
- Minimum of 5 years’ experience in the store design and delivery within a Retail Shopping Centre environment.
- Possess a high level of technical property operations expertise in trade or building services.
- Display a sound knowledge of building and operational property management regulations.
- Experience working with a retailer or landlord in store design and delivery.
- Ability to complete projects on time and within budget.
