What this job involves
As Operations Manager for these important buildings in Perth’s CBD, you will provide operational capability and team support of the Building Operations team at the Royal Street precinct.
**A snapshot of the role**:
Address and resolve critical operational issues and process improvement requirements
Manage the engineering and operations of the client’s property
Responsible for the effective management of the other site team members
Technical support for Property Manager/Account Director and other building staff
Provide support to the capital works team and the Operational Risk & Compliance Management team
Ensure JLL’s delivery platform TWRS is deployed and managed
Procure supplier and contract services in accordance with State Government Guidelines
**Key Responsibilities**:
- Manage the performance and deliverables of the site operations team
- Oversee building day-to-day management including engineering and compliance matters
- Contribute to the development and fulfilment of asset strategies and budgets for the precinct
- Deliver an exceptional quality of service to the client and tenants
- Ensure that all service contracts have been tendered and contracts executed.
- Liaise with the tenant FM resources provided by JLL to execute on tenant works and fit outs
- Liaise with consultants to meet the client’s sustainability objectives including the protection and improvement of accredited energy, water and waste ratings, for NABERS and Green Star
You will have a background in building operations, ideally from a mechanical engineering trade (electrical qualifications will also be considered) Critical to the success of this role will be your ability to use systems and have proven skills with Excel and Word.
Experience in the management of the broad spectrum of building services with emphasis on managing a portfolio of commercial assets and their systems including fire systems, electrical and building intelligence is essential.
Strong communication and customer service skills are sought, along with a proactive and positive work approach and experience supervising and managing staff.
We’ll expect you to have a high degree of independence on a day-to-day basis and be good at meeting deadlines in a fast-paced work environment.
Of course, you’ll be good at building team relationships and interacting effectively with business partners.
Proficient in current workplace and building legislation.
Some understanding of property finance.
