**Role Summary**:
The role of the Operations Manager is to manage delivery of operational services, ensuring that Charter Hall's assets are safe for all stakeholders, compliant and maintained to a high level of presentation every day.
**Key Responsibilities**:
**Commercial**:
- Lead the Operations team to deliver metrics for each asset (e.g., Financial, safety goals, time targets, cost targets operational excellence and sustainability measures)
- Prepare and present operations Repair & Maintenance expense budget annually
- Manage through regular forecasting the operational Repair & Maintenance expenses in line with budget
- Attend and participate in monthly Profit & Loss review meetings
- Provide input to National Ops on any Centre regulatory amendments that may impact the procurement of infrastructure maintenance, supply, and resource contracts.
- Obtain the appropriate approval for expenditure in accordance with authority limits; ensure service providers are invoicing according to agreed schedule of rates
- Provide recommendations to National Operations on operating and capital budgets
- Ensure all team and service providers deliver operating practices that adhere to all relevant statutory requirements, Codes, standards, and authority requirements
- Adhere to compliance, information and cyber security policies and processes; identify enterprise risks, recommend, implement, and execute appropriate controls to manage risk including Work, Health, and Safety to ensure a safe workplace.
**People & Partnering**:
- Manage partnerships with key contract providers to ensure compliance, delivery on time and within budget
- Monitor contractor performance and host bi-monthly contractor meetings, providing feedback to efficiently manage each contractor performance
- Ensure team respond immediately to all emergency, evacuation, or other critical incidents within the Centre
- Build and nurture external professional partnerships with industry bodies to build best practice skills and knowledge in infrastructure management
- Partner on cross team projects and initiatives as required (PACE, Leasing Tenancy Co-ordination) to carry out site inductions and base building works
- Support team in developing strong Tenant Customer relationships through regular Tenant Customer conversations and providing operational updates at Tenant Customer meetings.
**Quality / Risk Management**
- Maintain and responsible for compliance to essential services measures including Annual certification of essential life safety systems under regulatory requirements
- Implementation and compliance to all associated WHS&E policies and procedures
- Carry out Property Work, Health and Safety Risk Inspections in a timely manner and appropriately address any Risk Action Items that arise
- Responsible for inductions of Centre based contractors
- Ensure systems used for managing Work, Health and Safety processes are utilised in accordance with Charter Hall direction (SINE, CM3, Keywatcher etc)
- Emergency contact point for incidents that arise within the Centres across the assigned Hub
- Address security related issues
- Coordination of annual essential services testing
- Contribute to mandated monthly Centre inspections with the Centre teams
