Position: Rental Property Manager

The office is responsible for leasing apartments within the building and a few nearby apartments. Located near the Melbourne Central Business District, it is within walking distance to free trams and the Queen Victoria Market.

Starting Salary: Starting from $66,600 depending on experience (including superannuation, commission not included), with annual increments based on job performance.

**Responsibilities**:

- Communication with internal and external stakeholders, including residents (owners/tenants), property company managers, and owners' committees.
- Management of rental properties.
- Advertising of rental properties.
- Negotiation of lease contracts with tenants and rental providers.
- Conducting property viewings and preparing entry/routine/vacating reports.
- Arranging necessary maintenance work.
- Mediating disputes between tenants and rental providers, and representing rental providers at VCAT if necessary.
- Coordinating/assisting with relevant external partners.
- Handling business-related administrative issues.

Experience and Qualities:

- Possession of a valid Agent's Representative Certificate (Certificate IV).
- Exceptional organizational and time management skills.
- Outstanding customer service skills and an amicable personality.
- Excellent written and verbal communication skills.
- Ability to learn quickly and take ownership of the role.
- Prior experience in real estate using Console Cloud and Inspect Real Estate is advantageous but not required.
- Proficiency in reading and writing Mandarin/Cantonese is advantageous but not required.

**Salary**: $66,000.00 - $71,000.00 per year

- Monday to Friday
