Preconstruction Manager Job Description

This is a key role for a commercial general contractor in Charlotte, NC. The ideal candidate will have experience in preconstruction and estimating, with the ability to take a project from concept to completion.

Key Responsibilities:
  • Estimate Preparation: Prepare time, cost, and labor estimates for construction projects by analyzing project drawings, specifications, and RFPs.
  • Solicitation of Quotes: Solicit projects and obtain quotes from subcontractors and vendors.
  • Analyze Subcontractor and Vendor Quotes: Analyze subcontractor and vendor quotes to confirm scope.
  • Preliminary Construction Scheduling: Develop preliminary construction schedules for estimating and preconstruction.
  • Conceptual Estimating: Prepare conceptual estimates and budgets for projects.
  • Subcontractor Relationship Development: Develop subcontractor relationships for the solicitation of bids.
  • Candidate Interview Participation: Participate in the interview process as required.
  • Communication: Communicate with subcontractors, owners, architects, engineers, and project team.
  • Site Meetings/Walkthroughs: Participate in and accurately interpret existing conditions during site meetings/walkthroughs.
  • Construction Estimate Preparation: Prepare, coordinate, review, and distribute construction estimates.
  • Cost Database Maintenance: Update unit, labor, material, and equipment rates in cost databases to keep them current.
  • Reports and Analysis: Prepare reports and analysis pertinent to construction estimating as requested.
  • Maintenance of Estimating Schedule: Maintain estimating schedule for all priced projects.
  • Project Turnover Assistance: Assist accounting and project management to ensure proper turnover of estimates.
  • Initiation of Project Turnover Meetings: Initiate and hold project turnover meetings with project management post award. Review project requirements, price, and scope concerns.

Familiarity with Contract Administration: Familiarity with contract administration and the ability to assume these duties as directed.

The Ideal Candidate: The ideal candidate will have a strong understanding of the construction industry, including estimating, contract management, preconstruction, bidding, and commercial construction.
