About the Role

Trend Personnel is seeking an experienced and astute Development Manager to join our team. The primary purpose of this role is to ensure assigned projects are designed, approved, delivered, marketed, and sold, from acquisition through to settlement.

Key Responsibilities
  • Project Identification and Assessment
    • Conduct market research to identify potential acquisition opportunities.
    • Assess feasibility studies and risk assessments to determine project viability.
  • Acquisition and Development
    • Develop and present acquisition proposals, including financial analysis.
    • Liaise with Acquisitions Manager to provide advice on design, approval, and delivery risk issues.
    • Manage the day-to-day design, approval, and delivery of all facets of land and building development on multiple projects.
  • Financial Management
    • Maintain commencement and working feasibilities, including budget control, production program, cashflow forecasts, and sales forecasts.
    • Provide updated project costs, programs, and cashflow forecasts.
    • Oversee project financial management, including budget preparation, monitoring, and variance analysis.
  • Project Coordination
    • Engage and manage consultants and contractors to ensure efficient and effective delivery of civil works.
    • Liaise with council officers to ensure acceptable conditions of development and compliance.
    • Manage bonds with local authorities and internal forecasting of their values and release dates.
  • Project Resolution
    • Interpret civil design plans, building plans, regulations, and codes of practice.
    • Co-ordinate with the building manager to ensure a smooth transition of land delivery for building commencement.
    • Timely resolution of project issues and obstacles, ensuring minimal impact on project timelines and budgets.
    Requirements
    • At least 5 years of experience in a similar Development or Property related Management role.
    • Proven experience in identifying, assessing, and executing property acquisitions, including market research, feasibility studies, and due diligence.
    • Strong skills in budgeting, forecasting, and variance analysis.
    • Ability to use financial data to make strategic decisions.
    • Previous experience using feasibility modelling to assess project viability.
