Accommodation & Hospitality Manager - Maintenance Manager

As a strong leader with previous maintenance or engineering experience within a strata/MLR operation, you will take ownership of the maintenance department and oversee all general maintenance in a timely and efficient manner. You will be responsible for developing and overseeing a preventative maintenance plan for the Property, revising where necessary and conducting regular checks on all operating equipment.
You will coordinate, liaise with and supervise external contractors that provide a 24 hour service, to ensure all work activities are carried out. You will seek to implement procedures to assist in improving the efficiency of repairs and maintenance to maintain acceptable costs and high standards.
You will provide leadership and direction to maintenance Team Members to ensure maintenance requests are actioned efficiently. You will conduct general inspections of the Property, recording the condition of property, plant and equipment and fixtures and fittings.
You will ensure all chargeable and non-chargeable works are reported in Apollo or similar works tracker used at Property. You will be responsible for monitoring and maintaining Department expenses (including wages), ensuring the Department is operating in a way that maximises profitability and within budgetary guidelines.
You will record the costs of repairs done by maintenance personnel and contractors accurately. You will plan regular maintenance and up-keep of all equipment and keeps accurate records, responsible for managing all planned maintenance projects.
You will prioritise tasks according to urgency and importance. You will oversee waste management at the Property, ensuring waste is removed at acceptable intervals.
You will ensure that maintenance stores are kept at the required par stock level. You will order stock as required and in a timely manner, liaising with suppliers to negotiate rates.
You will keep well informed regarding new trends, products and ideas that may benefit the operation. You will assist in the formulation and development and implementation of new standards and services as needed.
You will participate in scheduled training and development provided by Accor to improve self and department standards.
You will attend Departmental and Body Corporate meetings as required.
You will compile reports as required.
You will perform general public area cleaning duties, gardening duties and pool maintenance tasks as required.
You will provide passionate and friendly service to external and internal guests at all times.
You will assist guests with all enquiries and complaints and provide accurate information to guests about Property facilities and features.
You will comply with all guest privacy and security procedures.
You will be trusted to follow correct procedures for all lost property items.
You will foster and encourage a culture of open communication with other Departments such as Housekeeping and Front Office to ensure requests are actioned appropriately with minimal disruption to guests.
You will handle all amenities, chemicals and equipment according to specific instructions and Workplace Health & Safety standards, ensuring Maintenance Team Members do the same.
You will undertake special projects, as directed.
Qualifications:
- A strong leader with previous maintenance or engineering experience within a strata/MLR operation to take ownership of the maintenance department
- A comprehensive financial understanding of managing a profitable operation, and familiarity with WHS legislation compliance would be advantageous
- Availability to carry out emergency maintenance work outside of normal working hours, in the event of a full power failure, evacuation fire system re-set and/or failure of mechanical systems
Annual Base Salary: $73, $85, gross) based on qualifications and experience
