About the Role

We are seeking an experienced Maintenance Manager to join our team at UniLodge Australia Pty. As a key member of our property operations team, you will be responsible for managing the maintenance of our properties, ensuring that they are well-maintained and meet the highest standards of quality and safety.

Key Responsibilities
  • Manage the maintenance of apartments, common areas, and building exteriors
  • Oversee all building facilities activities, including preventative and reactive works
  • Work with internal management, external partners, and contractors to maintain high asset quality and presentation
  • Ensure compliance with safety standards and promote a culture of safety for all employees
  • Provide exceptional customer service by building strong relationships with key stakeholders (internal and external) and responding to maintenance requests promptly
  • Ensure all areas of the asset are maintained to the highest presentation standard and safety levels
  • Manage on-site contractors, including induction, performance monitoring, and task completion
  • Monitor and maintain the building management system (BMS) and energy management system (EMS)
  • Oversee all apartment turnover activities in line with make-good procedures and timelines
  • Collaborate with Head Office H&S to foster a culture of safety and oversee all facilities-based legal and compliance activities
  • Develop and maintain a preventative maintenance plan to ensure compliance items are met
  • Assist in the formulation of budgets and regularly monitor P&L performance against targets
  • Offer emergency out-of-hours support and guidance to on-site teams
  • Work both on the tools and administratively
  • Assist with the development of service contract scopes and the tender process
  • Maintain terraces, garden beds, fire stairwells, storerooms & waste rooms
  • Establish systems and procedures for preventative maintenance programs
  • Assist other staff and residents with training in preventative maintenance and health and safety issues
  • Monitor spare parts stock levels and report low levels
  • Liaise with the General Manager for apartment departure inspections and repairs
  • Manage external contractors' work and provide progress updates to the General Manager
  • Oversee construction handover, manage the defect liability period, and record, report, and assist the General Manager in addressing all building defects in conjunction with clients and construction representatives
Requirements
  • Demonstrated experience in general property and grounds maintenance and repairs (including electrical, plumbing installations and building maintenance)
  • Prior experience in a supervisory role within a maintenance department
  • Understanding of OH&S principles and chemical handling
  • Effective verbal and written communication skills with staff, owners, tenants, and contractors
  • National Police Check (completed within last 3 months), at your own cost
  • Unrestricted work rights in Australia
  • Trade qualification as a Mechanical Engineer, Electrician or Plumber (highly desirable)
